What would you do to increase efficiency in buildings?

Last week, I mentioned Seattle’s new green building task force. Their job is to figure out how to make Seattle’s buildings (both old and new) 20 percent more efficient by 2020. Your job, should you choose to accept it, is to tell me (and possibly them) what you want to see.

The team is discussed in an article today in the DJC. The story discusses multiple viewpoints: Ash Awad of McKinstry thinks Seattle is behind small-light.jpgNew York City and Chicago in some ways in energy efficient programs and incentives, and the task force can help shore up that deficiency. Douglas Howe of Touchstone is concerned about maintaining Seattle’s commercial viability.

But there are 50 people on the task force. Doesn’t that mean there are (honestly) going to be 50 different opinions? Especially when the force is looking at everything from density bonuses and expedited permits to green investment funds and “carbon feebates.”

So how about you, 51st task force member? Does one of these ideas strike you as being better? What would it take to get you to update or upgrade a building or system, and would any of these ideas do it?

For those of who who have already taken the efficiency plunge, don’t look so smug. Mark Frankel, technical director of the New Buildings Institute and task force member, said there isn’t a building in Seattle that couldn’t improve its energy efficiency, even by commisioning alone. Hemmmmm.

Seattle going crazy over plastic, paper bags

In case you missed it, the news coming out of Seattle the last four months has not so covertly been undercut by one single, shining topic…. (no, not the Sonics!)… disposable bags!

small-turtle.jpgThat’s right. Way back in April, Mayor Nickels decided to wage war against the mighty plastic and paper grocery bag. Since then, it has grown into legend and become the most important story on everybody’s lips.

Today, that war has ended. As of January 1, if you use a plastic or paper grocery bag from a drug,   convenience, or grocery store… you will be charged 20 cents per bag.

You might think I’m being flippant (and ok, maybe a part of me is) but really, I’m only half joking. The news that this topic has generated since April… is a tad unbelievable. Doubt me? In the Seattle Times, everyone from Danny Westneat to Nancy Leson have chimed in, never mind the actual news stories. Want blogs? Try The Stranger, WorldChanging Seattle, Greenhuman…. you get the point (then again I’m also culpable as this is now the second time I’ve posted about this on the blog. hmmmm). I’m not undermining that disposable bag use is disgusting. According to SPU, there are 360 million disposable bags used every year in-city. But seriously, I have an insane amount of press releases in my in box about this topic on either side. I’ve been a little shocked, actually, given that the mainstream media in this state has given virtually no coverage to issues like greenhouse gas inclusion in SEPA or even the Living Building Challenge. I guess disposable bags are just easier to write about.

Then again my co-worker, Shawna Gamache, used to live in St. Petersburg  (I know, cool right?) and she says it’s the same thing: you bring your own bag or you pay. (She also says public places require you bring toilet paper. Not so sure I like that one.) Come to think about it, when I lived in France they looked at  you with a queasy eye when you didn’t bring your own bag…..

I know I try to bring a reusable bag, but sometimes I forget. Maybe with the city kicking me, I’ll finally remember it when I walk in the grocery door. Or maybe it’ll be yet another daily annoyance.

What do you think about the decision? Am I way off base here or are there more important things we should be worrying (and picketing) about?

In a separate ordinance, the council also banned polystyrene food containers from restaurants and packing from grocery stores beginning Jan. 1, 2009. For more about that, see any of the blogs cited above.

I told you I would update you on the position for Washington State Director of the Cascadia Region Green Building Council and here I am with the update!

The position (open until filled) is responsible for planning and figuring smallwork.jpgout all of Cascadia’s programs in the state of Washington, together with regional staff and volunteers. Let’s just say it takes a lot of experience and leadership (though my favorite part about the description is ‘must have a sense of humor.’ If only that was always a job requirement!) To read more or apply, click here now.

Cascadia is also hiring a development director, based in the Seattle office (but will consider candidates in Vancouver, B.C., and Portland). Go here for more.

  • City of Seattle is still “looking” to fill two spots on its green building team, though I can’t find job applications for it anywhere. Maybe you’ll have better luck.
  • Belt Collins is hiring a senior level engineer with 10 years of experience who is committed to sustainabilty. Contact esouthard@beltcollinsnw.com. (Belt Collins is also renting space in its Pike Place offices FYI).
  • The city of Eugene, Ore. is looking for a waste prevention and green building program manager here.

Walkable Seattle, a task force to make Seattle ‘green capital’ and Cameron Diaz

I’ve been on vacation the last week in Chicago/Michigan/Indiana so here’s some news items you might have missed:

small-greenlake.jpgSeattle is a walkable city!  According to Walk Score’s listing of the 138 most walkable neighborhoods in the country, Pioneer Square hits number 18, Downtown Seattle (wherever that is) is 33, First Hill is 46, Belltown is 61, Roosevelt is 64, the International District is 83, South Lake Union is 85, University District is 86, Lower Queen Anne is 97 and Wallingford is 133. And overall, Seattle is the 6th most walkable city, following San Francisco, New York, Boston, Chicago and Philadelphia. I don’t know that I agree with the ranking, do you? The first meeting of the Green Building Task Force is tomorrow from  3:30 to 6:30 p.m. at the downtown library. The goal of the force over the next six months is to figure out how to actually make Seattle task-force.jpgthe “green building capital,” and help achieve Nickel’s February goal of improving energy efficiency in commercial and residential by at least 20 percent. I wrote about that in the DJC here. They’ll be looking at policy options, financing programs, efficiency incentives and regulatory mandates.

There will be two teams: one will work on existing building stock, the other will work on new. That’s an important point, as many energy efficiency programs or government mandates only look at new projects, and not existing, even though there is by far much more to fix in existing buildings.

I love sources that provide a virtual who’s who of green people and this task force does just that. Members include reps from AIA, AGC, BOMA, Master Builders, Mithun, NBBJ, Touchstone, Seattle Steam… you get the idea. To see the actual list, go here.

diazsmall.jpgIn other news, I learned on my trip that US Weekly has a spread in its current edition about green celebrity tips. I’m not sure how I feel about this, but if you (or your kids) want to know what Cameron Diaz does to go green, check it out. I must admit the part comparing carbon emissions from celebrity perks (like personal jets and yachts) to everyday life (coach seating, a little sailboat) was a tad - shall I say - enlightening (or depressing, take your pick). What stops you from building green?

I think we can all agree that green is a snowball that is slowly getting bigger and bigger as it rolls down the mountainside.  But contrary to pilgrimsmall.jpgwhat marketing firms want you to believe, not everybody is on the green bandwagon yet.

So here’s the question: why not? What stops you from going green?

I’ve heard a lot of reasons.

Last week I was talking with Pam Worner of Green Dog Enterprises and she said the economic downturn isn’t helping anything. High-end home builders can still go green because their buyers can afford the premium. But everyday home builders just can’t afford it right now, she said.

Usually, what I hear is that green is too expensive. So I, for one, am surprised by the current results of my poll at right. So far, what stops the majority of respondents from building green is people just aren’t asking for it.

But as you can see, not that many people have answered the poll yet. If you haven’t please choose an answer. If you have more to share, please add your comment below.

Green event produces 44 tons of trash. Is it still green?

How much trash does a “green” event produce? Evidently, a lot if you’re the U.S. Green Building Council’s GreenBuild 2007. The annual conference, held in Chicago last year, created 44 tons of waste.

small-waste.jpgGranted, 91 percent of it - or 40 tons -  did not end up in the landfill, according to Dan Bulley, chair of the Volunteer Committee for Greenbuild in 2007. Instead 300 college students sorted through the waste.

Of the 40 tons of waste diverted, Bulley said seven tons were food scrap, and six tons were wood from expo displays in the exhibit hall.

What’s 40 tons of waste? For people around Seattle, it’s all the dog droppings left in Snohomish County over two days. For out of towners, it’s 260,000 items that washed up on New Jersey’s beaches over a year. For the U.S., it’s on the low end of the total waste a person produces in a year.

When you rationalize the numbers out, the mass waste makes some sense…. it was a week long conference and expo with an exhibit hall and 25,000 participants, so Bulley says it works out to about 3.5 pounds of waste per person (nevermind most people only stayed three days but we’ll go with it….).

But does mass waste ever make sense? The diversion fact is commendable. And the image of college students rifling through my waste (yes, I was at GreenBuild) is something to ponder. But did that 44 tons of waste need to be created in the first place?

Think about it… thousands of people gathering together to figure out how to save the environment and how to build green. And yet they still can’t not use things. 44 tons of things. Thrown away. Isn’t green building all about the idea that the little things - like 44 tons of waste - matter?

No wonder right wing talk show hosts call greenies hypocrites.

Remembering back, the hefty 187-page program could have been …. digital! Or it could have been easier to compost food scraps, or recycle nametags.  Those participating in the expos could have used less literature or cards that pointed attendees to a Web site.

Or, as a green building consultant said to me the other day, the entire conference could have been virtual. If 44 tons of trash sounds like a lot, imagine the carbon emissions from the millions of miles of air travel. (I for one met people from the U.K, Japan, Canada….)

This is by no means an isolated event, just a high profile one. But it seems to me an example of the kinks, shall we say, in the green building movement. Do I have something here or is it too much to think that people promoting green … could change the way they do things? It’s like not seeing the forest for the trees (that were at least, diverted).

Hollywood wars over who’s the greenest celebrity

When the Associated Press runs a story on the ”green grudge” between two Hollywood celebrities trying to outdo each other’s green homes, you know green is going mainstream.edhead.jpg

Or is it? Are we talking about Angelina Jolie and Harrison Ford finagling over home energy efficiency? Or Madonna and Nicole Kidman scrupulously watching their water use? Nope. It’s Ed Begley Jr. and Bill Nye (the science guy).

According to the AP story, the battle to the death (of carbon footprints) started two years ago when Nye, a former Seattleite, moved one house away from Begley. Immediately there was tension. Nye said he’d beat Begley at his own green game. Begley got jealous of Nye’s solar panels, and so blossomed the now historic rivalry.billhead.jpg

In Nye’s corner: a new solar panel system that shows when he’s saving more power than he’s using, an electric fence powered by a matchbox-sized solar panel to keep animals away from his home grown produce, a patio cover made of recycled plastic lumber, copper rain gutters, and an American flag that gets illuminated at night via a light bulb powered by a tiny solar panel.

In Begley’s corner: older solar panels, rain barrels to offset his wife’s 20 minute showers and water plants, composts garbage, cooks in an outdoor solar oven,  an electronic sprinkler system that checks the forecast and shuts down if it is supposed to rain, a white picket fence made of recycled plastic milk cartons… a shtick as a green guy and a TV show on HGTV to share his info with the masses.

So which one is greener?

And are these really the best ways to green a home? Personally, I’m wondering about their energy efficiency, insulation… house materials. Things that are less flashy than a night-lit American flag. smmallest.jpg

And while they may not exactly be A-list celebrities a little competition (and publicity) is always said to be good for business. Now if only Brad Pitt and Britney Spears could get in on the game….

And local readers, when Begley was in town at the AIA’s ReGeneration Conference in April, he said Seattle already understands sustainability… and that architects and people in the construction industry here need to keep up the great work and set examples for the rest of the country. Marni Kahn leaving Cascadia, WA director position open

Hold the presses Seattle sustainability people! Marni Kahn is taking an extended kahn_marni.jpgsabbatical from the Cascadia Chapter of the U.S. Green Building Council and has resigned her position as Washington State director!

This, my friends, is a big deal.

For those of you that don’t know, Cascadia is pretty much the main face of green in this region. It hosts conferences, trainings, brings speakers to town and is the official information source for LEED and Living Building information. In Washington, the go-to girl for the last two years has been Marni Kahn.

Marni specializes in providing sustainable design and construction educational training curriculum to… well just about everybody. She is a “firm believer,” according to her profile on Cascadia, that people, not technology make great places.

She also smiles through everything, whether it’s hosting world famous speakers or managing gigantic conferences. Seriously.  Good luck Marni in your next step, whatever it may be!

Yes, this does mean there will be an open position for the Washington director, and it’s a choice position. Stay tuned and I’ll tell you all about it once the information is public.

The move is just the most recent in a series of job changes for longterm Seattle green people (witness both Lynne Barker and Lucia Athens of Seattle’s Green Building Team). Has any other mover and shaker moved on to a new position? Is this a trend or just general business?

Jobs, jobs and more jobs a-waiting for you

Here at the DJC, I write up announcements when companies promote or make new hires and let me tell you, summer is usually slow. Not this one.

In Seattle right now, there are a number of jobs available for green building or smallsnoopy.jpgenvironmentally-minded individuals. So if you’re looking to come to the sunny (err) Northwest or might be looking to move, peruse the below possibilities at your leisure. Here are some of the jobs I know about:

I’ve also heard whisperings that Zimmer Gunsul Frasca will be hiring a sustainability guru, and the city of Seattle will be hiring someone to replace Lucia Athens. But those are rumors. Take them for what they’re worth.

Study says green = a better value, quicker sale. Do you agree?

Yesterday I wrote a story about how GreenWorks Realty  of Seattle crunched some numbers, did a little addition… and discovered that even in the not the best (to say the least) housing market over the last year, green homes in King County have sold quicker and for a higher value than their non-green counterparts.

GreenWorks looked at homes sold on the Northwest Multiple Listing Service small-gb.jpgbetween September 2007 and May 2008 that were “environmentally certified” - here that means LEED homes, Energy Star, or the Master Builders of King and Snohomish Counties’ Built Green Program.

On average, single family homes sold for four percent more, 18 percent quicker, and were 37 percent more valuable per square foot.

Now, recently a pretty high level developer in the Seattle area told me there was no point in developing office space that wasn’t LEED certified anymore, because it is going to lose its value quicker.

Combine that with this research saying green homes sell quicker and for more, and logically, building green seems to make sense.

But there are a lot of challenges to building green, not to mention building green well. I could go off about the issues forever: some green systems are so new they are untested or people don’t know how to install them, it’s difficult to know if something is really green, green is “more expensive….” But I would rather hear from you.

If you can take a moment out of your holiday weekend, answer me this: What stops you from building green? If you work on residential projects, could these numbers convince you to try something new? Do these numbers matter at all and why? Do they matter in your neck of the woods, or is the information too Seattle-area specific?

And is it better for someone to do bad green design or do nothing green at all?
