Is this the future of open space?

In the last couple of weeks, I wrote two different articles in the DJC that looked at making public city space more pleasant for the pedestrian. Though one is an ice skating rink and one is a “park boulevard,” they are essentially riffs on the same theme.

Both projects are looking at new ways of creating friendly, inviting open space in a dense, urban area. I’m wondering if this is the future of open space in Seattle?

Recreation would take away a lane of traffic on Bell Street from First to Fifth Avenues downtown and add a park in the extra space. The park would have a couple kid’s play areas, picnic space and places for people to linger. It would also act as a connector through downtown. To see what the street looks like now, go here.

present the most friendly of faces (for example, while taking a picture there last week, I managed to get cat-called three times in about as many minutes). The idea is that the ice rink would bring more people to the square at more times, making it a tad more friendlier. To see comments on posts relating to this story in the PI, click here. I spoke with Donald Harris, property and acquisition services manager at the parks department for the Bell Street story, and he said one of the reasons the park boulevard makes sense is that land is simply too expensive to buy in downtown Seattle to turn into parks. In addition, the department has also had trouble with some of the parks that are there such as Regrade Park, another magnet for homeless people and drug dealing.

One could say that the same potential will exist on Bell Street, once it’s a park. I’m guessing the argument against that is because it’s not enclosed, people will be continuously moving along it. Also, once it’s a park, park rangers will be allowed to patrol it.

Do you think this is the future of our parks and open space? To take existing rights of way, and to re-imagine them as public space, or to reconfigure existing parks to bring more people to them? If you had limitless power, what public area would you reconfigure into a park? How would you re-invent the city?

It seems like we might be seeing more of these ideas. According to City Council Resolution 31073, relating to the Parks and Green Spaces Levy,

“In an increasingly dense urban environment, such projects present an opportunity for the city to improve the quality of life for its residents without having to incur the significant expense of property acquisition and major park development.”

Are you one of those people who is dismayed by the elevation of the pedestrian over the car or is this where the city should be heading? I, for one, will be curious to see how Bell Street turns out.

But what really strikes me, is that the reason parks decided to do this project now is Seattle City Light is replacing utilities along Bell Street from Second to Fifth Avenues, and someone made the connection between that work and reinventing the street as a park. What if that person never made the mental connection? How many other opportunities are we, as a city, missing?

P.S. If you read this today - Thursday - parks will be discussing the boulevard at a meeting tonight at 7 p.m. at the Woodland Park Zoo Activity Center. If you’re reading this Friday, city council’s Parks and Seattle Center Committee will hear a preview of the project at 9:30 a.m.

Green conferences galore! What to do in early June

Ah, June. The sun comes out. It starts to feel like summer….. and there happen to be a lot of green building conferences.

Here’s some of what’s going down:

On May 28 - 29, the University of Washington will host a conference on the intersection of climate change and human rights. The lineup looks interesting with speakers including Mary Robinson, the first woman president of Ireland. Looks like it costs $115 for general admission, $30 for students and $265 for attorneys (ouch, comparatively).

On June 2, the fourth annual Construction Solutions Conference will be held at the Washington State Convention & Trade Center. The conference overview is titled “making green buildings healthy buildings” (wait, aren’t they healthy anyway? Hmm, maybe not….) It’s got some interesting looking sessions like one asking what have we learned from the first generation of green buildings? Costs $325.

On July 3, the Partnership for Water Conservation Workshop will host an event on setting water rates to promote conservation. It’s at the Carco Theater in Renton and costs $65 for members and $80 for non-members.

On Thursday, June 4, the AIA will host a water forum that looks at becoming “water independent.” I’ve been told this is the “water event of the year” and the lineup certainly makes it look that way. Speakers include Jason McLennan of the Cascadia Region Green Building Council, Paul Fleming of Seattle Public Utilities and Jon Gray of Interface Engineering. Prices are $175 for members of AIA and government, $30 for students and $255 for non-members.

Also on June 4, Cascadia will host its pre-art walk green building meet up. This is the place to be if you want to meet fellow greenies in a comfortable, building-related environment. The event runs from 5:30 to 6:30 p.m. and features wine and cheese.

On June 25, Guy Battle, director of Battle McCarthy will speak as part of the Transformational Lecture Series. The topic of the talk is low energy buildings and sustainable communities: designing for the net zero economy. It runs from 5 to 7 p.m. at Seattle Central Library. I’ve been told I “can’t miss it” so I would suggest you don’t either.

This is by no means an exhaustive list so good luck ferreting out the green stuff that’s worthwhile!

How can deconstruction help flood victims? Dave Bennink tells you, and wishes for rain

organize a flood relief effort in Western Washington where materials from buildings that we were deconstructing and salvaging were donated to families around the Pacific Northwest.

The January floods damaged hundreds of buildings around the area and many of the homeowners didn’t have sufficient insurance to cover the repairs. A typical home may have had to replace sheetrock, insulation, wiring, wood flooring, doors, sliding glass doors, cabinets, appliances and more. My clients couldn’t help with the sheetrock and wiring by they donated almost 100 doors, over 40 cabinets and many other expensive items including a large amount of lumber and plywood. The value of these donations was in excess of $75,000!

What was I most impressed with? It was either because they donated them anonymously or

because they did it in these tough economic times. This project was a real pleasure to be involved in and I met a number of good people that help people in need in all sorts of ways. I would like to publicly thank all of our donors for their generosity and pray that we don’t need to do this again next fall or witner. I do hope it keeps raining though, sorry about that!

Robert Redford wants Seattlelites to rally tomorrow

with me, I wondered? Could he appreciate my green blogging? Could he be answering my fan mail from 1992?

No. He wanted me, along with everyone else on the nonprofit Climate Solutions’ mailing list, to attend the ginormous climate rally outside of Bell Harbor Convention Center tomorrow at noon.

So why is this event important enough to get the venerable Redford’s attention?

Well, the point of the rally (to be attended by Mayor Greg Nickels and a whole bunch of other people) is to demonstrate support for federal action on climate change. But the real business will be happening inside the convention center, where one of two hearings nation-wide will be occurring throughout the day.

The hearing, titled entrancingly “Endangerment and cause or contribute findings for greenhouse gases under the Clean Air Act,” is an opportunity for individuals to comment on EPA’s proposed finding that global warming pollution is a threat to public health and welfare. The information will be used to influence future climate policy.

Ashworth Cottages - what went wrong?

In today’s edition of The Seattle Times, Eric Pryne examines how the recession is affecting Seattle’s premier Green Lake neighborhood. For the most part, the article focuses on apartment and condo complexes. But it also mentions that Pryde Johnson’s LEED platinum Ashworth Cottages is in the process of foreclosure.

According to the article, only two of the 20 homes have sold though it also mentions that another four of the houses are in various stages of possible sale.

Of course, the obvious reason for the project’s current state is the economy. But

Ashworth Cottages came on the market in the summer of 2007 - before the economy really tanked. So my question is why is it where it is today?

First, some background: Ashworth Cottages opened to a lot of media attention. They were the first LEED platinum residential project in the state (seventh in the country), and thus received a press conference attended by Mayor Greg Nickels. The 20 cottages are on a lot originally zoned for six houses. To get it rezoned for 20, Pryde Johnson waited an extra 6 months, and had to get it approved by Seattle City Council.  I wrote an article about the project’s grand opening. It’s available here.

At the time, Curt Pryde and Fawn Johnson said they were confident Seattle buyers would appreciate the quality and health benefits of the platinum projects and pay between $739,000 and $950,000 for the ultimate green two-to- four-bedroom home. Apparently, that has not been the case.

But why?

I live on the other side of Green Lake - and what many people would say is the more expensive and disireable side. Even in this recession, houses around me are for the most part being snapped up. Sure, they might be on the market longer than usual but it seems like they’re still selling. Heck, even a gross ex-college party house I toured with rooms that smelled of urine sold for a pretty good price. If Ashworth Cottages were on the other side of the lake, would they have sold? Is it location, location, location?

By the way, you dear readers, have voted Ballard/Fremont the greenest neighborhood in my poll at right, followed by Capitol Hill, followed by Green Lake/ Wallingford. Maybe this project would have done better in a different neighborhood?

Maybe it’s a question of what people want for their $750,000. The Ashworth Cottages are very quaint but they don’t really have yards (the argument here is that Green Lake is basically a person’s yard). At the July 2007 grand opening, they were touted as a model example of what the city should be striving for in density. But could it be that people want more space for their money and don’t really want to spend $750k for “the model” of dense living?

Or is it the elephant in the room …. that people just do not put that high a price on green features yet and aren’t willing to pay a premium for them?

By the way, the project’s Web site now says homes begin in the mid-$500s.

Living Future, Day 2: Are these brilliant ideas?

Apparently, Living Future has a theme of people taking their shirts off. Last year it was Sim Van der Ryn. This year it’s the people introducing the 15 Minutes of Brilliance (though to be fair they said they were just getting more casual and only stripped to their t-shirts under dress shirts).

(By the way, the audience is whoot-whooting like in the Arsenio Hall show….)

So 15 minutes of Brilliance lets a few pre-chosen teams to get up and share their brilliant ideas in 10 minutes or less. Excuse me if the below information is a tad fragmented. 

The first item was presented by Geof Syphers, chief sustainability officer of Codding

Enterprises and Greg Searle of BioRegional. Syphers is helping to redevelop Sonoma Mountain Village, a 200-acre factory site in California into an urban neighborhood that will be leed nd, leed platinum and will meet the OnePlanet sustainable criteria. The project is 100 percent solar powered. The team is regrinding 40,000 tons of asphalt to recreate roads. It has a biodiesel factory. What’s brilliant, Sypher said is looking at the impacts of a project through this tool,  we have to set impact design goals for projects, and we have to measure the end impacts of projects. “Leed platinum isn’t always better than LEED silver,” he said… but this tool will help get projects greener.

Aurora Mahassine of Habitile The Hanging Gardens went second. She said we need to re-think what our home is, what we value as a society and our connectivity with the Earth systems we evolved with. She said we need more curves, holes and places for life to happen in our landscape. Quote of the day? “fertility begins with a hole.” If we keep telling ourselves stories of an apocaypse, she said, we will get there but if we re-embrace gardens with our hands, touch life and reinsert ourselves into the natural lifecycle, our future won’t be an apocalypse. Reintegrating ourselves. Habitile itself create vertical modular living systems that become a living wall. 

Jim Estes of Inhabitability dicussed the Greensburg Living Building Challenge Competition. Two years ago, a tornado decimated Greensburg, Kansas. As they recovered they

decided there had to be a better way, so each new structure is being developed to LEED platinum. The city has a new sustinable recovery plan to make the city into a sustainable pioneering center. Greensburg Green Town is developing a series of green houses so people can test drive them. Greensburg is currently forming a new partnership with Cascadia to create affordable homes. It will host a contest for teens to design, build and create affordable homes that meet the Living Building Challenge. Greensburg is offering no ordinance roadblocks for water, netzero energy etc. Teens from different locales can enter.  They hope to launch the competition in the fall. At every item this will be presented to the media (ahem).

The fourth idea was presented by Bryony Schwan, executive director of the Biomimicry Guild. Scwan said if we could use biomimicry to create change in the built environment, we could effect real change to help prevent climate change. Animals, she said, do more with less while humans problem solve in a completely different way. For example, she said, we thought until recently that flat surfaces were easier to clean. But we looked at lotuses, which had tiny rivets that allowed water to roll off the leaf and clean it. The guild is hosting the Green Building Design Challenge, to look at the connections between design and nature. There are three parts to this challenge: on Wednseday, the guild hosted a design charette to tackle the problem. Now, the challenge will be available online for comment and the third part will be taking designs to market. The challenge will be at asknature.org.

Sara Garrett, director of the Motivespace Coalition spoke about community asset funds and growing community space. Motivespace asks how space can motivate change through community asset funds. The first step in developing a fund is is to stay positive. The second is to support each other. The third is to know your value. The fourth is to cooperate. No one person or gorup could build a thriving community asset fund alone, Garrett said. Because time is money, neighbors can work together to get projects done, bank extra hours and use the extra time they’ve banked for yard work, neighborhood massages or other work. In this system, any person can seed a project and the best projects will rise to the top and draw the neighbor’s assets and skills.

Living Future, Day 2: new living building institute announced

This morning, the Cascadia Chapter of the U.S. Green Building Council announced the birth of the International Living Building Institute. The institute will oversee the global development of the Living Building Challenge.

Cascadia launched the challenge, developed by Cascadia CEO Jason McLennan, three years ago. Since then, the idea has spread around the world with 60 proposed living buidlings in different stages of design or development in the U.S. and Canada. The furthest along of these is the Omega Center for Sustainable Living in Rhinebeck, NY, which is nearing completion. A living building works like a natural system, is designed to go further than LEED platinum and must meet a rigorous set of requirements. For more info on it, click the living building tag below.

For the time being, Cascadia will continue to oversee the Living Building Challenge. But the institute is in the process of becoming a formal nonprofit, and will soon have its own board of directors.

Janine Benyus at Living Future: mimicking nature and how it will save the world

Some keynote speakers leave you satisfied, some leave you disappointed and some leave you angry that you just wasted two hours of your time. Then, there are keynote speakers like Janine Benyus that leave you wanting more.

 

Benyus spoke last night at the Living Future Conference in Portland. Her talk was warm, personal, funny

and informative. Having never heard Benyus speak before, I now understand why she’s considered such a big deal. The talk was pretty amazing.

The talk began with Sam Adams, Portland’s mayor (who is funny!!!), welcoming people to Portland. He was pretty straightforward about the general fear that you can’t make any money being green. Not true, he said: “If you take nothing else away from your trip to Portland, take this away: you can make money being very, very green.” Portland, he said, keeps millions in its economy because of its public transportation and green business.

 

Jason McLennan, Cascadia’s CEO then glowingly introduced Benyus, saying “I think you’re one of the most important figures in the planet today, period… I think you represent our species really well.” Not every day you hear that!

 

Then Benyus took the stage. She said the uncertainty in today’s financial markets can be used to the benefit of biomimicry, building design and creating a better world. When cultural certainties disappear, she said, so does arrogance. She said the recession is creating a similar attitude that happened after the World Trade Center attacks – where “the world is open to listening to the next question … As long as they’re listening, let’s make the vision as big as we can.”

In this same vein, she said building models for a place can be created by looking at how natural organisms in a location treat things like fire, wind etc. “Our buildings could have general organisms as their models.”

 

Benyus said she hopes we will be able to fly over cities in the future, and have them be functionally indistinguishable from the natural environment. That, she said, would be sustainability.

 

Benyus also plugged a tool she has been working on for the past year called asknature.org. The tool, she said, allows designers to ask how nature would fix a problem and learn from it. She also discussed how future areas of technology can be inspired by animal organisms. She and Paul Hawken, for example, are working on a new solar cell that is inspired by photosynthesis.

 

But in the end, she said, new technology or new laws aren’t going to save us from ourselves. She said the only thing that can save us is “a change of heart and a change of stance towards the rest of the world.”

Living Future, Day 1: the tour

Bright and early this morning (7:30 a.m.) I boarded a Seattle train bound for Portland so I could attend Wednesday’s Living Future site tour (the first official part of the Living Future Conference) and share the results with you. Though I may be hitting the sack a little early tonight, the results did not disappoint.

There were three tours being held. I attended the one at Portland State University’s Shattuck Hall, a building that was originally built in 1915 and recently underwent a ginormous renovation, both functionally and sustainably.

The building itself houses the school’s architecture program, so one of the goals of the renovation was to make the building itself a teaching tool. Hence it features things like exposed piping and systems and exposed radiant ceiling panels. The visibility of systems changes from floor to floor, with the top being the most obvious and open.

Having written about the Vance Building earlier this week for the DJC, I noticed a lot of similarities. Both were built early in the century, and both recently underwent massive improvements on tight budgets. The differences in what the two decided to concentrate on though, especially having toured both buildings, were really interesting.

I took some amazing photos, which my (old) computer is unfortunately not letting me load. I promise to post them as soon as I feasibly can. I’ll also try to add more information about Shattuck Hall at a later date.
