Are heated, unvented crawlspaces really a good idea?

Building your new house with a heated and unvented crawlspace seems to be the fashionable thing to do lately. Read any energy magazine, website or ask an energy expert and they will talk about the merits of this construction method. The question is, “Are conditioned crawlspaces better than vented crawlspaces in every climate zone including the Pacific Northwest?” I say no and here is why.
This issue has been discussed for as long as I have been in this business – over 20 years. The unvented crawlspace bandwagon really gained traction after an excellent study of a test house in the Southwest was published by Advanced Energy. Essentially what it documented is when you have a vented crawlspace in a warm, humid climate the floor framing is prone to rot. In this climate, your house is often being mechanically cooled (which also cools the crawl space), warm, humid air enters the crawlspace through the vents and condenses on the cold framing members. Eventually the house may develop rot and mold problems. I agree in this climate scenario that closed crawlspaces are a great idea to maintain structural integrity. Also, if there are ducts in the crawl space, any duct losses are now contained inside the building. Note the radon differences between the two crawlspaces and keep in mind that Princeville, NC is considered a low risk radon location by EPA.

Since this construction method is catching on nationally, WSU Energy Program received funding to test houses in our state to determine if this is the way to go in the Pacific Northwest. Here is a description of the results from David Hales, Lead Researcher on this project:

“We’ve recently completed research on sealed and vented crawlspaces in the Pacific Northwest. The results are not yet published but based on our experience with four homes in Vancouver and four in Moses Lake that we monitored for about 18 months, the sealed crawlspaces (without supply air but power vented to the outside) maintained very stable temperatures through the entire heating season in the 55 to 60 degree range. The crawl should be kept negative to the house. Based on tracer gas studies we found that in the typical vented crawl, approximately 40% of the house air came from the crawlspace in the winter. By power venting a sealed crawl (50 cfm 24/7 in 1000ft2) less than 6 percent of the house air came from the crawl. Because of higher dilution rates and additional factors radon levels at both sites were less than 2 piC/l in the vented crawls but at the same sites radon levels were from 12-16 piC/l (EPA states radon mitigation should happen when a house has radon levels of 4 picocuries per liter or higher) in the sealed crawls. From an energy standpoint there is a small penalty overall for the sealed crawl that gets worse if you actually add supply air to the space. If a cold floor is your primary concern, I would insulate the floor and not provide heat to the crawl. Over the life of the building this would be the most cost effective way to maintain a warm floor.

Based on this research we are preparing to make a recommendation to the Building Code Council that would allow conditioned crawls under some circumstances. However, in most areas of the Northwest they incur an energy penalty and an added expense that I don’t think is really justified. Some jurisdictions have been allowing them but a strict interpretation of the WA State Energy Code does not. I believe that if they are done they should be power vented to the exterior and should not have conditioned supply air directly introduced. I also think they should not use fiberglass batts for the perimeter wall insulation. Radon mitigation is a must.”

The power vented crawl may have an advantage from an IAQ perspective because as our testing showed, it is possible to substantially reverse the winter time stack effect and decouple the house from any contaminants that may be in the crawl. The problem with this is that it requires the continuous operation of an exhaust fan. If the fan fails and is not replaced, the IAQ may actually become worse because the air now entering the house does not benefit from the passive dilution that takes place in the vented crawl.

So it seems that from an energy efficiency and indoor air quality perspective unvented crawl spaces are not a benefit here but let’s not forget about the ducts. If you have ducts in a crawl space they leak - it’s just a matter of how much. Here’s a radical concept. Instead of moving your house around your ducts, why don’t you design your house with the ducts inside your house? Then duct leakage is not a problem. If you can’t get them inside your house make sure they are sealed well (with mastic, NOT duct tape) and test them with a DuctBlaster.
 
Finally, here is a statement we hear a lot: “I have a water problem in my crawl space so I’m going to seal it up and heat it.” 
 Fix the water problem or you will end up with a science project under your floor.

often successful). Yes, I know they don’t always represent the entire picture…. But heck, they’re fun.

So today, my calculator of choice measures a “water footprint”. The calculator, presented by a New York-based project called H2O Conserve, asks you a number of questions. You answer and BAM! Your water use gets compared to that of the typical American, all accompanied by handy and sometimes cute graphics. My favorite is the one that accompanies the ‘I don’t brush my teeth’ answer. (Which I do, by the way. I just wanted to see the graphic….)

I am below the national average, but just barely at an individual water use of 1,072.20 gallons per day. Written out, that seems staggering.

The calculator also offers handy suggestions of how to decrease my water use, but some of them are just plain against my cultural habits. For example, it says I can save 10 or more gallons of water a day by not flushing the toilet and “letting it melow” instead.  Somehow I don’t think that would fly with my colleagues at work.

But some of the tips are also interesting. For example, the calculator says I can save water by getting an efficient dishwasher, rather than washing dishes by hand.

Greenwash or green-wash? Let’s talk toilet

Though a necessary part of life, we don’t do much talking about toilets. However, in the last week I’ve been hearing a lot about toilet efficiency, toilet brands and how to test them.

This product could be yours!

So when I got a press release for the Brondell Swash Ecoseat, I wasn’t surprised but rather perplexed. The Ecoseat bills itself as an ”ecofriendly” way to save trees. Rather than flushing 100,000,000 rolls of toilet paper worldwide per day representing 55 million trees each year, the press release says, you can do simply buy this product and wipe all that eco-guilt out of your life.

The product is a battery operated “dual wand seat with an integrated bidet which features adjustable water pressure (for a refreshing feminine and posterior wash) and push button controls.” In other words, it uses water rather than paper to clean you off.

Is it really environmentally friendly or are the company’s claims eco greenwash? In June, the Washington Post carried a story by Blaine Harden about how energy use in Japan is soaring and how one major factor is high tech toilets that “warm one’s bottom, whisk away odors with built-in fans and play water noises.” They also play relaxation music like “Ave Maria.” But they also consume energy at an alarming rate because they are always plugged in. The article says people are also using the toilet more, because it’s a comfortable space. Some even get addicted to it.

Here in the U.S, old fashioned toilets are getting more and more water efficient.

Recently at a water conference i attended, Water Expert Roger Van Gelder told attendees that new super efficient systems using 1.0 gallons per flush or less can be just as strong or stronger than older models that used seven gallons. The water use of a toilet doesn’t make it a better toilet and stronger toilet, he said, instead it’s the product’s systems that do the job.

But with all toilets, he said, you have to actually test the toilets to see how well they work. “Anything that you get, you can’t really believe what it says on the box.” 

So how about believing the Swash Ecoseat’s box. It is battery operated so it doesn’t plug into the wall. But it still uses energy. What do you think readers, is it greenwash or a green solution?

I’ve spent the last two days at two very different but very intersting conferences. The first, King County’s Green in Place: From Policy to Practice conference, featured Gary Lawrence as the keynote speaker and during his talk (discussed at length in an article in the Sept. 19 DJC.. read it if you’re at all intersted in ths subject) he said something a little out of the typical routine:

 “If you’re involved in sustainable design and (not) addressing issues of equity and justice, you’re not involved in sustainability.”

He defined social equity or social justice as considering the impact your building and designing choices have on other humans. So instead of putting on that green roof, you consider how the extra steel needed to reinforce the roof will affect the lives of the people who will mine the steel. Basically you look at your choices from an all inclusive roundabout way.

It takes a lot of thinking. And for those people just entering into green building or sustainable design, it might be too much work to add on (at the beginning stage of the game).

But intrinsically, is Lawrence right? Can you, Mr. Architect or Ms. City Planner really call your work sustainable if you don’t consider all the different people your choice will affect both in the past and in the future? Or is it just too much to handle?

The question in itself is fascinating, and one that I, by my lonesome, cannot answer. What do you think?

Seattle’s Priority Green program - permitting isn’t “expedited,” it’s “facilitated”

If you’re a developer who’s been asking for “expedited permitting” for green buildings in Seattle… you’re not going to get it any time soon. What you are going to get, however, is “facilitated permitting.”

smallgrahm.jpgFacilitated permitting means that for pilot projects accepted into the program (like Bruno Lampert’s Capitol Hill project pictured at left), you get one contact person at DPD who will identify problem code areas and help work through the issues with you. Only super green projects (comparable to LEED gold or platinum) will be accepted into the program… sorry LEED silver, you’re just not green enough. 

There are a number of code issues that sit in the way of going after really green systems. In fact, they pretty much run the gamut of topics depending on what you’re looking to do.

Bradley Khouri, architect with b9 Architects, is working on Urbansight, a project in the Priority Green pilot program. He said to really encourage green building, permitting needs to be quicker for green projects, it needs to be easier to deconstruct a project and the city needs to better recognize the use of stormwater on site. He also said zoning for infill development needs to be rewritten, but that’s another story.

The city has been talking about launching an expedited permitting process for months, but when it came down to it, they didn’t want to guarantee projects going through the program would get through quicker than others, because they would have tougher code issues to deal with. For more on this topic, read my story in the DJC here.

So Seattle developers, if you want ”expedited green permitting,” you’re going to have to go to Kirkland…. they’ve got it for single-family green houses and are looking at it for commercial buildings. If on the other hand, you’re willing to pursue super green systems and are cool with the “facilitated” title, Seattle’s just the place for you.

How big is your “ecological footprint” - and what is it anyway?

Sometimes, I get really cool things in my in-box. The Earth Day Network Ecological Footprint Calculator is one of those things.

The calculator, created by the Global Footprint Network and launched today, measures how many planets it would smallcow.jpgtake to sustain your lifestyle. Like most calculators, you go through a series of questions, pick the answers that fit your lifestyle and watch the results come in. But there are two things that set this calculator apart from the pack: the interactivity and the measurement of an ecological footprint.

First the interactivity. Maybe it’s because I grew up in a world of video games but if a tool like this is fun as opposed to bland, I’m a lot more likely to pay attention. And this tool is fun. First, you get to design an avatar (mine had blue spiky hair), and then you get to watch the avatar’s world change as you enter choices that correspond to your life. Fun, no?

Second, and more importantly, the ecological footprint. Most calculators out there measure a person’s carbon footprint. But how much carbon you generate is only part of your impact as a human being. A carbon measurement doesn’t count more esoteric things like how much meat you eat, where you get it and how that affects your impact on the world. 

The ecological footprint, on the other hand, creates a full picture and represents the overall human demand on nature; it compares human consumption with what it takes to regenerate natural resources.

Using this idea, the calculator measures how many planets it would take if the rest of the world lived like you. It’s a really visual way of seeing how much you impact the world… versus seeing a large number that you don’t really understand. For example, even though I recycle everything, almost always carpool, live in an urban environment etc. etc., if all the world lived like me it would apparently take 3.8 planets. And the majority of that (46 percent) is in services. That surprised me. 

bedzed.jpgThe idea of measuring your impact by planets, then decreasing it, is the push behind One Planet Communities and BioRegional, the groups that brought the world BedZed (at left), one of England’s poster children for sustainable living. I wrote about BedZed and One Planet Living in December here in the DJC. According to their numbers, it would take 5.3 planets if the rest of the world lived like the United States does.

The calculator also offers suggestions after you’re done on what you can do to decrease your result, and lets you change your choices so you can see what exactly affected the final total.  

Though it’s fun, I don’t know how they calculate their numbers and can’t comment on whether the amounts are accurate or not. Looking for energy incentives and rebates? This may be your answer

This is a monthly post by different representatives of the Northwest Building Efficiency Center. This post was written by Margaret Thomas. 

As a librarian for several years at a library specializing in the area of nbec-logo-sq-3colorsmall.jpgenergy, I responded to questions about energy-efficiency from homeowners, and those responsible for building, renovating or maintaining commercial buildings.

Often, what they wanted to know is: are there any rebates or other financial incentives to help me pay for energy-efficiency improvements? Of course there are, but they are as scattered and unpredictable as mercury on a marble floor.

A variety of utility, local, state and federal organizations offer help. But their programs are buffeted by budget cycles and political whims—they come and go with the seasons. Who keeps up? The Database for State Incentives for Renewables and Efficiency.

The Web site comes with a dangerous URL: dsireusa.org. Get it wrong and you may be in for a shock. Get it right and you are connected to the single most useful and up-to-date source I know of for information about financial incentives.

DSIRE has been around for more than a decade and established itself as a central clearinghouse for information about financial incentives from every source. Funded by the U.S. Department of Energy, the database is managed by the North Carolina Solar Center and the Interstate Renewable Energy Council. They contact program managers regularly and update the database daily.

Posted on the front page is a clickable map of the United States. Choose any state and you get a menu including applicable grants, rebates, tax exemptions, and loan programs. The site also keeps track of relevant rules, regulations and policies.

If you don’t have time to clip coupons or shop around for energy incentives, bookmark DSIREUSA. It’s sites like this that can make a librarian feel as useless as the Maytag Repairman.

The bad green project examined

My recent post called “Is green building dangerous?” raised a number of mryuk.jpgcomments. In the post, I mentioned a project that had won a significant green award but was “poisoning” its inhabitants. One commenter asked for more information on the subject, so I went to Dan Morris, the indoor air quality specialist mentioned, for specifics on the project. Here is his response (WARNING, may be overly technical):

gas-mask.jpgMorris said the problem with the green house in question was the location of things. It had a large gas water heater used to heat the hydronic infloor heating and domestic hot water that was in a small laundry room with a washer, dryer, an exhaust fan and a fixed window. The occupants were not “poisoned” (as I originally stated) but were exposed to somewhat elevated levels of carbon monoxide over long periods in the house (either way though, it’s not good for you). 

Morris said the carbon monoxide and other trace pollutants found in the flue gasses from gas combustion were drawn into the house whenever the dryer or exhaust fan was operated when the water/space heater was operating. The dryer or exhaust fan took air out of the laundry room with no provision for make-up air from outdoors. The only open hole to the outdoors was the water heater flue. The make-up air was drawn down the flue pipe and back drafted the water heater. In short, it was out of balance and pressure.

In Morris’ words: “What was so disturbing about this house was that no one understood the basics of building science, or were not paying attention. This includes the: architect or building designer, builder, homeowners, code officials/inspectors, green building award people.”

Obviously, this isn’t every green designer or builder or award program… but how common is it? And whose responsibility was it to notice that all those things should not have been in the same room?

Another commenter, SteamboatEcoBroker, said with newer green buildings, air quality and ventilation systems are a must because they are much tighter than older buildings. So should more attention be paid to the air quality systems in a green building? Do green building systems focus too much on energy and not enough on other important aspects?

Last week, I mentioned Seattle’s new green building task force. Their job is to figure out how to make Seattle’s buildings (both old and new) 20 percent more efficient by 2020. Your job, should you choose to accept it, is to tell me (and possibly them) what you want to see.

The team is discussed in an article today in the DJC. The story discusses multiple viewpoints: Ash Awad of McKinstry thinks Seattle is behind small-light.jpgNew York City and Chicago in some ways in energy efficient programs and incentives, and the task force can help shore up that deficiency. Douglas Howe of Touchstone is concerned about maintaining Seattle’s commercial viability.

But there are 50 people on the task force. Doesn’t that mean there are (honestly) going to be 50 different opinions? Especially when the force is looking at everything from density bonuses and expedited permits to green investment funds and “carbon feebates.”

So how about you, 51st task force member? Does one of these ideas strike you as being better? What would it take to get you to update or upgrade a building or system, and would any of these ideas do it?

For those of who who have already taken the efficiency plunge, don’t look so smug. Mark Frankel, technical director of the New Buildings Institute and task force member, said there isn’t a building in Seattle that couldn’t improve its energy efficiency, even by commisioning alone. Hemmmmm.

Green event produces 44 tons of trash. Is it still green?

How much trash does a “green” event produce? Evidently, a lot if you’re the U.S. Green Building Council’s GreenBuild 2007. The annual conference, held in Chicago last year, created 44 tons of waste.

small-waste.jpgGranted, 91 percent of it - or 40 tons -  did not end up in the landfill, according to Dan Bulley, chair of the Volunteer Committee for Greenbuild in 2007. Instead 300 college students sorted through the waste.

Of the 40 tons of waste diverted, Bulley said seven tons were food scrap, and six tons were wood from expo displays in the exhibit hall.

What’s 40 tons of waste? For people around Seattle, it’s all the dog droppings left in Snohomish County over two days. For out of towners, it’s 260,000 items that washed up on New Jersey’s beaches over a year. For the U.S., it’s on the low end of the total waste a person produces in a year.

When you rationalize the numbers out, the mass waste makes some sense…. it was a week long conference and expo with an exhibit hall and 25,000 participants, so Bulley says it works out to about 3.5 pounds of waste per person (nevermind most people only stayed three days but we’ll go with it….).

But does mass waste ever make sense? The diversion fact is commendable. And the image of college students rifling through my waste (yes, I was at GreenBuild) is something to ponder. But did that 44 tons of waste need to be created in the first place?

Think about it… thousands of people gathering together to figure out how to save the environment and how to build green. And yet they still can’t not use things. 44 tons of things. Thrown away. Isn’t green building all about the idea that the little things - like 44 tons of waste - matter?

No wonder right wing talk show hosts call greenies hypocrites.

Remembering back, the hefty 187-page program could have been …. digital! Or it could have been easier to compost food scraps, or recycle nametags.  Those participating in the expos could have used less literature or cards that pointed attendees to a Web site.

Or, as a green building consultant said to me the other day, the entire conference could have been virtual. If 44 tons of trash sounds like a lot, imagine the carbon emissions from the millions of miles of air travel. (I for one met people from the U.K, Japan, Canada….)

This is by no means an isolated event, just a high profile one. But it seems to me an example of the kinks, shall we say, in the green building movement. Do I have something here or is it too much to think that people promoting green … could change the way they do things? It’s like not seeing the forest for the trees (that were at least, diverted).
