		<description>I disagree about the last part.  While most market-rate downtown and nearby dwellers have cars, many don't, and many who have them don't use them.  

Indirect evidence:  Census.gov reports that in 2000, 55% of the residents of 98121 commuted by foot, transit, or taxi.  Of course the numbers will vary depending on income level, location, etc.  But that includes people who work in the suburbs.</description>
