Seattle Children’s South Clinic

Seattle Children’s South Clinic opened last summer, providing outpatient services in Federal Way.

The new clinic involved renovating a vacant big box retail building at 34920 Enchanted Parkway S. The former Circuit City store offered 37,000 square feet on one level, with wide spans between structural columns. The open footprint allowed for a flexible design, creating centralized services with efficient workspaces and modules.

The large building also had room to incorporate laboratories, X-ray, ultrasound, pharmacy and rehab therapy functions.

Transforming a retail space into a medical clinic required significant infrastructure upgrades and environmental abatement, as well as extensive upgrades for electrical and mechanical systems.

A new entry facade uses custom, perforated metal panels that cover the existing concrete tilt-up panels. A glass wall was added to let in natural light, and outdoor areas now have benches and a colorful rain canopy.
