400 Fairview

400 Fairview is a 13-story building in Seattle's South Lake Union neighborhood, with more than 340,000 square feet of office and retail space.

The design places the elevator and service core at the edge instead of the middle of the floor plate, giving the spaces an open feel and allowing for more flexible and efficient use.

The LEED platinum-targeted project has full-height windows for natural light, as well as a super-efficient European hydronic heating and cooling system. Toilets on the first five levels use rainwater to flush.

A large open space at the south end offers open-air seating and hinged garage-like doors. Paving has been embedded with salvaged tree grates.
