Adjacent to Occidental Park in Seattle's historic Pioneer Square neighborhood, 200 Occidental is a new, eight-story office building.
The 214,000-square-foot building houses Weyerhaeuser's corporate headquarters, with 158,000 square feet of office space, ground-floor retail and below-grade parking.
It was designed to honor the historic neighborhood and park, while offering a modern, energy-efficient building. It recently received LEED platinum certification, with a large rooftop solar array, green roof and operable windows for ventilation.
A high-performance glass curtain wall provides floor-to-ceiling windows with sun shading and views of Occidental Park. The structure's compact core means fewer columns, allowing office floors to have 13-foot ceilings.
Above the tree canopy, rooftop meeting rooms, gathering spaces and gardens offer views of the city and Elliott Bay.
Developer: Urban Visions
Architect, interior design: Mithun
General contractor: JTM Construction
Project team: Magnusson Klemencic Associates, Site Workshop, Sparling, PAE
