Lease Crutcher Lewis completes U Village renovation

General contractor Lease Crutcher Lewis recently completed a 50,000-square-foot renovation of the former Barnes & Noble space at University Village.

The space was subdivided for seven tenants, including a 28,000-square-foot Room & Board store that opened Monday. Lewis also performed a tenant improvement for Room & Board.

Renovation work included new tenant-specific entries and facades, common area improvements, a new roofing system, and new mechanical and electrical systems. Alongside the building, the team built a 12,000-square-foot extension of the pedestrian promenade, which has architectural concrete, brick and granite walls along with extensive landscaping.

The Room & Board buildout on the second floor included a variety of ceiling systems, additional exterior balconies, stone and end-grain salvaged wood flooring, a brick fireplace wall and numerous interior walls and wood trim to separate the store's display vignettes.

For the nearly 1,500-square-foot Room & Board entry, Lewis built a steel and stone exterior stair, elevator, escalator, and stone fountain forming a waterfall and pool that runs beneath the stairs. The entrance feature flows into the pedestrian promenade and forms a cornerstone for the building.

Besides Room & Board, other retailers in the former Barnes & Noble space are Ann Taylor, Seattle Team Shop, Aritzia, Veggie Grill, Lululemon and an expansion of The North Face.

Bob Morrison was the superintendent for Lewis on the project. GGLO was the architect for the exterior improvements, Hewitt designed the landscaping and KPFF Consulting Engineers did structural design.
