Sunset Electric

Sunset Electric is a 92-unit apartment building at 1111 E. Pine St. in Seattle’s Capitol Hill neighborhood.

The seven-story building has a 5,800-square-foot retail space on 11th Avenue that will house a restaurant called Stout.

The two-story brick facade of the original 1926 auto-row building was preserved, which required extensive bracing during construction and highly detailed preservation work.

Original framing timbers were reused in shelving, bedroom doors and stair treads.

An open-air interior courtyard lets natural light into all of the units and allows for passive cooling. A reverse-cycle chiller transfers latent heat from the air in the garage to the domestic hot-water supply.

The building is expected to use 43 percent less energy than an average U.S. apartment building, and is expected to receive LEED platinum.
