Ballard gym may add six floors for a hotel

The owner of Olympic Athletic Club in Ballard is looking to add a six-story hotel and more parking to the property.

An early design guidance meeting with the city of Seattle is scheduled for 6:30 p.m. today in Ballard Community Center at 6020 28th Ave. N.W.

The proposal is for up to 63 hotel rooms, 38 underground parking spaces, and 16,000 square feet for the athletic club.

Skidmore Janette is the architect.

The site is at 5301 Leary Ave. N.W. It's part of a complex that includes a historic, three-story building on Ballard Avenue Northwest and a nondescript annex on Leary Avenue Northwest that was built in 1980.

The plan is to replace the annex but keep the historic building.

Owner Jim Riggle is part of a group that in 2013 opened a 29-room boutique hotel on the same block, at 5214 Ballard Ave. N.W. The hotel connects to the club and would share underground parking with the new structure.

Riggle would like to use Seattle's Living Building Challenge pilot ordinance to gain an extra 20 feet in height for the new hotel.

The project would include a green roof, solar panels, rainwater storage and treatment, and thermal exchange for hot water.
