Demo set for KING 5 HQ

Kilroy Realty Corp. plans to demolish the KING 5 headquarters at 333 Dexter Ave. N. this summer and start construction in the fall on two 12-story office towers.

Kilroy got design approval for the towers this month. They will have 582,000 square feet of office space above 15,000 square feet of ground-floor retail. Five levels of parking for 700 vehicles will be underground and there will be storage for 286 bicycles.

The shell and core should be done by fall 2018, a spokeswoman for Kilroy said. The complex could house as many as 5,000 employees.

The Miller Hull Partnership is the architect and GLY Construction is doing preconstruction services. Other team members are Coughlin Porter Lundeen, civil engineer; Magnusson Klemencic Associates, structural engineer; Glumac, mechanical and electrical engineer; and Hewitt Architects, landscape architect.

JJ Shephard, Riley Shephard and Joe Gowan of Jones Lang LaSalle are the office brokers, and Damian Sevilla and Jason Miller of Colliers International will handle retail leasing.

KING 5 is moving to American Life Inc.'s Home Plate Center, across from Safeco Field.

Kilroy owns and manages more than 2 million square feet of office space in the Puget Sound region; 333 Dexter is its first new development here.

Kilroy has 1.9 million square feet of office space under construction on the West Coast, valued at more than $1.2 billion.
