Lowe Enterprises' 168-unit Luma condo tower at 1321 Seneca St. on First Hill has topped out.
A spokesperson for Lowe said sales are pending for 51 units, including three of the four penthouses. Prices range from the mid-$400,000s to over $1 million. Penthouse prices were not disclosed.
Luma has 35 floor plans that range from 600 to 1,700 square feet. Units come in one- and two-bedroom configurations and some have outdoor terraces.
Lease Crutcher Lewis, the general contractor for the 24-story building, said it using virtual design and construction to keep the project on schedule for a June opening. Lewis used VDC prior to fabrication to help with rebar design, roof layout and fitting the personnel hoist onto the small site.
Crews also have been using one-page assembly drawings to simplify each week's work, and maximize productivity and safety.
Lewis self-performed the concrete work. CalPortland supplied concrete, Farwest Steel supplied rebar and Ceco Concrete Construction was in charge of form work.
Berg Electric and Holaday-Parks are design-build subcontractors.
Weber Thompson is the architect and Magnusson Klemencic Associates is civil and structural engineer.
Red Propeller and McAvoy Real Estate are in charge of marketing and sales.
Los Angeles-based Lowe is developing the project with Swedish pension fund Alecta.
