Housing growth in Seattle comes in large and small packages.
A spate of apartment construction is adding hundreds of units in Capitol Hill's Pike-Pine corridor, and small townhouse projects also are going up on quiet side streets, replacing an older house or two with a half-dozen or more new dwellings.
One such project is Chelsea Townhomes, an eight-unit complex under construction at 113-117 17th Ave. E. The site is between East John and East Denny, just east of Capitol Hill's Group Health campus.
Isola Homes demolished a pair of century-old houses that the builder acquired in 2014 to make way for the project.
NK Architects is the designer.
The size is zoned for low-rise residential, with heights up to 35 feet for townhouses.
Single-family homes still line the street, but other properties on the block include a Group Health parking lot, a handful of smaller multifamily buildings, and a 53-unit brick apartment building built in 1927.
Isola's project is a pair of four-unit contemporary brick structures, with three stories and rooftop decks. Accent materials will include wood and metal panels.
Unit will have two or three bedrooms and 1.75 to 2.25 bathrooms. Sizes range from 1,440 to 1,570 square feet. Asking prices start in the low $800,000s.
The complex will be built to meet four-star Built Green standards, with tankless hot water heaters, low-VOC paints, and water- and energy-efficient fixtures.
The alley-facing structure will have ground-level parking for six vehicles. A landscaped courtyard is planned between the buildings.
Isola is a Seattle-based developer founded in 2008 that focuses on small and mid-size infill projects in the city. Current projects include the 32-unit Hendon Condominiums at 300 N. 68th St. in Phinney Ridge, a 53-unit townhouse and live-work project at 7500 15th Ave. N.W. in Ballard, and a 34-unit apartment building at 121 15th Ave. E. on Capitol Hill.
