The first phase will have office space, retail, 185 apartments and parking for more than 1,700 vehicles.

Ground breaking was held Wednesday for Kirkland Urban at Central Way and Sixth Street, with Kirkland Mayor Amy Walen and other dignitaries in attendance.

The mixed-use complex will eventually have 1.2 million square feet on 11.5 acres next to Peter Kirk Park.

Here's what is in the first phase: 390,000 square feet of office space in two six-story towers, 185 apartments, 140,000 square feet of retail and over 1,700 parking spaces. Kirkland Urban will have open spaces, plazas, water features and public art.

The co-developers are Talon Private Capital of Seattle and Ryan Companies US, which has 11 offices around the United States. Ryan will provide all site and construction services. PGIM Real Estate, a real estate investment management business that is part of Prudential Financial, is partnering with Talon and Ryan on the project.

The team has announced several pre-lease tenants including Wave Broadband, Tableau and QFC.

CollinsWoerman created the site master plan and designed the retail and office portion. Weber Thompson designed the apartments. Other members of the team are Hewitt Architects, CPL, Real Retail and Colliers.

The first phase is slated for completion in the first quarter of 2018.
