The Harley & Lela Franco Maritime Center at 910 S.W. Spokane St. on Harbor Island in Seattle has been completed. This is the second phase of a redevelopment for Harley Marine Services and houses its headquarters.

The 45,000-square-foot, four-story building has been certified LEED gold, though the company said it is aiming for platinum certification eventually.

The architect was Mithun and the general contractor was Schuchart, which recently completed the Bullitt Center on Capitol Hill.

Harley Marine said it was designed for both environmental protection and to offer employees an enjoyable workplace with access to the water, an open-air multistory atrium, a touch pond and great views.

It has seven shared conference spaces; a 2,000-square-foot training space; staff kitchens; a fitness room, showers and bike storage; and a large outdoor deck overlooking the water. Glass window walls bring in a lot of natural light.

There are electric-car charging stations, a rainwater harvesting system and 117 solar panels on the roof that produce 29,000 watts, about a quarter of the building's power. Half of the building materials came from recycled sources.

Harley Marine Services provides marine transportation services on the West Coast and Alaska, New York Harbor, Gulf Coast and Mississippi River.

Services include transportation and storage of petroleum products, tanker escort, ship assist, transportation of general cargo and rescue towing.

Here is the project team for the center: structural engineer, KPFF; geotech, Hart Crowser; water intrusion, Morrison Hershfield; testing, Mayes Testing; safety, Star, Inc.; touch pond, Bios; LEED commissioning, FSI; lighting, Deamor; and landscape, Green Effects.
