Villas wins 5 MAMEs

Villas at Harbour Pointe
The Villas at Harbour Pointe was designed by GGLO to resemble a European community of townhomes.
The Villas at Harbour Pointe and Concord Condominiums won a total of nine gold Major Achievement in Market Awards from the Master Builders Association of King and Snohomish Counties.

The Villas at Harbour Pointe won five gold MAMEs, including Attached Community of the Year and Best Community Land Use. The 9-acre condominium development in Mukilteo is designed like a European community of townhomes and has Puget Sound views.

SeaMark Properties and Chinook Development are the developers, and GGLO Architecture and LG Interiors designed the project. Joy Thomas is the marketing director and Subert-Gregory & Woodstrom is the advertising agency. Construction Associates Inc. has finished phase I, which consists of three buildings of four condos each. Work on the second and third phases has begun. Units are priced between $165,000 and $400,000.

The Villas at Harbour Pointe also won Best Brochure for a Community, Best On-Site Sales Office Under 600 Square Feet and Best Interior Merchandising of a Home with an Average Sales Price of $185,000 to $295,000.

Concord Condominiums -- a 224-unit, 13-story twin tower joint development by T. Jones and HAL Real Estate Investments in Seattle's trendy Belltown neighborhood -- won four golds. Driscoll Architects designed the Concord, which is the first major residential building in Belltown to go high tech and features enough fiber-optic wire and high-frequency coaxial cable to stretch from Seattle to Portland and back.

Marketing directors are Cliff Bowman of Cliff Bowman & Associates, Leslie Williams of Williams Marketing and Dean Jones of T. Jones. The Concord's ad agency is Robertson Pick Advertising.

The Concord won the Judges' Special Award for its marketing sales center. The Concord is the first condo development in the Northwest to be pre-sold via 3-D, interactive, virtual reality tours of the units. Hyper Media Solutions designed the tour.

In five months, the Concord has hit the 70 percent pre-sale mark with sales of $40 million for both towers combined. PCL Construction Services is building the Concord, which is to be finished next summer.

The Concord also won Best Color Ad, Best Signage and Best Marketing Campaign for a Builder.

Another T. Jones development, the Elektra, tied Wildhorse for Best Affordable Community. Dean Jones and Williams Marketing are directing marketing of the Elektra, Stoneham Blakely is the ad agency and the sales office was by Seachrist Design Associates.

Harr Family Homes is building the Wildhorse. Von Pressentin Marketing Solutions is handling marketing of the project, which was designed by Northwest Home Design and Cascade Residential Design with interior design by Kim Gazes. Gazes and von Pressentin Marketing also worked on the sales office.

Other 1998 gold MAME winners are:

  • Best Four-Story and Above Multi-family Project and Best Black and White Ad: Luna Court built by Oakwood Development, marketing director Joshua P. Loman and graphic firm Kathy Kruse Design, designed by Mithun Partners.

  • Best Mixed-Use Multi-family Project and Best Multi-family Floor Plan: Tiara de Lago Condominiums developed by MJR Development, marketing director Faye Torgerson and designed by Curtis Gelotte Architects.

  • Best Interior Merchandising of a Home with an Average Sales Price over $495,000 and Best Master Suite: The Monticello built by Lark Development, interior design by Pamela Sturgill of American Design, architect Cascade Residential Design and marketing director Allenbuilt Homes LLC.

  • Best Company Brochure for a Builder: CEEBS Imagineering for Leavitt Construction.

  • Best Logo Design: Harbor Reach by developer Paragon Northwest, marketing director Wendy Moore and graphic firm Effective Design Studio.

  • Best Company Brochure for an Associate: Seattle Lighting, marketing director Dave McKee and ad agency L2D Design.

  • Best Single Focus Event or Promotion: 1997 Dream Playhouses at Bellevue Square by Master Builders Association of King and Snohomish Counties, President Zakir Parpia and Chairman J.J. Johnston.

  • Best Marketing Campaign by an Associate Member: Milgard Windows, ad agency Subert-Gregory & Woodstrom.

  • Best On-Site Sales Office Over 600 Square Feet: Issaquah Highlands by Port Blakely Communities, marketing director Jolyn Davis and sales office Motivational Systems and Eric Allen Advertising and Publicity.

  • Best Interior Merchandising of a Home with Average Sales Price Under $185,000: Deer Creek -- The Whidbey Motel built by Heritage Communities, marketing director Ellen Post of Heritage Communities and Warren Ballard of Williams Marketing and interior design by Evette Cowen Design.

  • Best Interior Merchandising of a Home with Average Sales Price of $295,000 to $425,000: The Pacific built by Hill Custom Homes and interior design by Selden's Home Furnishings.

  • Best Entrance for a Residential Community: Silverleaf built by The Highridge Corp., marketing director Angie Tennison and designed by David Bison and Peel & Associates.

  • Best Landscape Design for a New Residence: Windsor Green -- The Vineyard built by William E. Buchan Inc., marketing director Pam Saftier and landscape design by Tutko Landscaping & Nursery.

  • Best Landscape Design for a Community: Timberline Ridge built by Burnstead Construction, marketing director Jolyn Davis, designed by Tutko Landscaping & Nursery and Bruce Lane.

  • Best Design for a Detached Home under $185,000: Sweetbrier -- Plan 3 by Apple Homes, marketing director Rebecca Ungar and architect Kappler Associates.

  • Best Design for a Detached Home $185,000 to $295,000: ViewRidge -- The Gunnison built by Specialized Homes LLC, architect Mithun Partners.

  • Best Home Design for a Detached Home $295,000 to $425,000: Paloma -- The Cobblestone, built and designed by Stafford Homes, marketing director Heidi Burmeister.

  • Best Design for a Detached Home $425,000 to $600,000: Snoqualmie Ridge -- The Phinney built by William Buchan Homes, marketing director Pam Saftler and architect Ron Wainhouse.

  • Best Design for a Detached Home over $600,000: Mercer Island -- The Dartmouth built by First Edition Homes, architect Architects Northwest.

  • Best Custom Home: Mercer Island Waterfront built by First Edition Homes.

  • Best Kitchen: Firman Residence built by Tenhulzen Remodeling, marketing director Pat Tenhulzen and designer Lesley Armstrong.

  • Best Townhome, Duplex, Triplex or Multiplex Project: Coho Run built by Dally Homes Inc., marketing directors Don Dally and Christie Nevetral, designed by Thomas Harkey Architects.
