Legacy is starting 177 apartments in Redmond

Tiscareno Associates said the team wanted a hip look.

Crews are preparing to break ground on Milehouse, a six-story, 177-unit apartment building at the northeast corner of 160th Avenue Northeast and Northeast 83rd Street in Redmond being built by Legacy Partners Residential.

The 1.2-acre site is one block from Redmond Transit Center and a quarter mile from a future East Link light rail station. The ground floor will have 2,100 square feet of retail, several live-work units and parking.

The building is expected to open in September of 2015.

Amenities will include a club room, dog wash, gym with a steam room, repair room for skis and bikes, and a private courtyard with a glass canopy for year-round use.

Mid-block pathways are designed to break up the large blocks and improve the pedestrian environment.

The exterior has roof overhangs, metal panels and balconies.

Architect Tiscareno Associates said the team wanted a hip look.

“The design is a step up from most of the projects in the city,” Dan Nelson of Tiscareno Associates said. “The design review board really pushed us to upgrade the materials. It's going to be a very distinctive-looking building.”

Compass Construction is the general contractor. Other team members are Coughlin Porter Lundeen, civil engineer; Yu and Trochalakis, structural engineer; and Robin Chell Design, interior designer.

The site has been vacant for years, and it is one of the last remaining spaces in the neighborhood.

According to the city of Redmond, more than 1,000 new apartments, a 2-acre downtown park, new trails and transit connections are planned or under construction between state Route 520 and Northeast 90th Street.

Legacy Partners Residential is based in Foster City, Calif., and is active in the Seattle area. The company last month paid $12.3 million for a site in Fremont where it is planning a five-story, 272-unit project.

Legacy Partners recently paid $2.75 million for 3.25 acres in Burien where it plans a mixed-use apartment project.
