Intracorp plans to start construction in October on a seven-story, 60-unit apartment project at 601 E. Pike St. on Capitol Hill.

The project will have 3,000 square feet of retail and 30 parking spaces, and is expected to open October 2015.

Seattle-based Tiscareno Associates is the architect and Adolfson & Peterson Construction is the general contractor.

A 4,000-square-foot former Mercedes-Benz showroom on the site will be demolished. Intracorp has chosen not to use incentives available to developers that preserve old structures under the Pike/Pine Conservation Overlay District.

The design is a simple facade with “unique bay windows,” according to Tiscareno Associates. Floor-to-ceiling windows will have specialty metal framing instead of traditional vinyl framing.

Intracorp and Tiscareno Associates worked with the Pike/Pine Urban Neighborhood Council on the design. The council suggested using fewer, but more durable materials, and bold colors.

“The building provides contrast to the neighborhood yet doesn't feel out of character,” said Jim Cade, principal with Tiscareno Associates.

The retail space will be two stories and flexible to accommodate different uses, including a restaurant with mezzanine.
