Early next year, InHaus Development of Vancouver, B.C., will start building 38 condos at 5601 20th Ave. N.W. in Ballard.

Matrix Real Estate will market the six-story complex called Salt Ballard Condos. Pre-sales start in a few weeks.

The developer said in a press release there will be one-, two- and three-bedroom condos and three live-work units. Sizes range from 556 to 1,428 square feet and prices start in the low $300s.

The condos will be certified Built Green. Wide plank engineered flooring will be used in the main living areas and bedrooms will be carpeted. Units will have large windows and balconies.

Kitchens will come with polished quartz countertops, glass tile backsplash, under-cabinet LED lighting, and appliances made by Fisher & Paykel and Bosch. Units will have dual-flush toilets and deep bathtubs.

An 1,800-square-foot corner retail space will have a loft mezzanine and large windows.

Other features will include underground parking, storage lockers, a bike storage room with workshop, and decks on the second floor and rooftop.

Place Architect of West Vancouver, B.C., is the architect and Absher Construction Co. is the contractor.

Opening is set for May 2016.

“Ballard is an amazing community, perfect for the homebuyer who wants to live where they spend their Friday nights — and their Saturday mornings,” said Dave DeBruyn, InHaus president. “From the year-round farmers market, to the local cafes, shops, breweries and restaurants, everything is located within a short five minute walk from Salt.”

Salt is the second Ballard condo project for InHaus. The 20-unit Solo Lofts is under construction at 2018 N.W. 57th St. It was designed by Chris Pardo Design of Seattle and the contractor is Absher Construction Co. InHaus said 60 percent of the units are sold.

DeBruyn has told the DJC that his target market for Ballard condos is 30-something renters and people ready to move up from a small condo.

Chaun Mackey, president of Matrix Real Estate, said in the press release, “Condominium inventory in Seattle is so low, it's natural for there to be a demand for new homes in a close-in Seattle neighborhood like Ballard.”

Also in Ballard, Bellevue-based Continental Properties is developing the 117-unit VIK Condominiums at 20th Avenue Northwest and Northwest 56th Street. The project will have 117 parking stalls and will be done by the end of 2015.
