Touchstone, AIG get $56M NorthEdge loan

Touchstone Corp. and its partner AIG Global Investment Group secured a $56.4 million construction loan for NorthEdge, a four-story office project under construction near Gas Works Park.

The project at 1601 N. 34th St. will have 208,000 square feet of office space, 4,000 square feet of retail and underground parking for 314 vehicles.

NorthEdge is scheduled to open in March 2016.

HFF managing director Bruce Ganong and associate Brandon Roth arranged the three-year construction loan from Bank of the Ozarks.

Perkins+Will is the architect and Lease Crutcher Lewis is the general contractor. Greg Inglin of Colliers International is the broker.

The building is designed to appeal to tech tenants with a lot of exposed concrete, 17-foot ceilings and floor-to-ceiling windows.

Touchstone will remove contaminated soil as part of the excavation. The site is one block north of a former fuel terminal and transit fueling station.
