San Francisco-based MacFarlane Partners is one of the many out-of-town firms betting big on South Lake Union. This is its third project in the neighborhood: a 25-story apartment tower at 901 Harrison St.

The 292 units will come in a variety of sizes and rent levels. There will be 8,200 square feet of retail and 185 underground parking spaces.

The project has changed since MacFarlane applied for a master use permit earlier this year. Now it has fewer units, more parking and more retail.

MacFarlane wants to start construction late next year, and finish in 20 to 25 months.

Some elements from a historic building on the site will be incorporated into the new structure. The site now is home to City Hardware and General Store and Kaufer's Religious Supplies.

Amazon has several buildings nearby and is planning to build more. Group Health's headquarters is one block east.

Ankrom Moisan Architects is designing MacFarlane's project, and Brumbaugh & Associates is the landscape architect.

A design review recommendation meeting is set for 8 p.m. Nov. 5 at Queen Anne Community Center, 1901 First Ave. W.

Nearby MacFarlane is building a 174 apartments at Eighth and Thomas that are expected to open in early 2016. It also plans a 77-unit building at 201 Westlake Ave. N. but hasn't said when that will start.

MacFarlane is a finalist to develop four sites around the future Capitol Hill light rail station.
