Two Seattle-based companies, Car Toys and Wireless Advocates, are taking two floors in Skanska Commercial Development USA's 400 Fairview.
The 13-story, 320,000-square-foot building is now under construction and will open in the third quarter.
Dan Brettler, chairman and CEO of both companies, said he wants them to be in a new building with open floorplates and collaborative spaces.
He also did not want to complicate employees' commutes. Car Toys' headquarters now is on top of Queen Anne, and Wireless Advocates has space in the Fourth & Blanchard Building in Belltown.
Brettler said 250 people from both companies will work in 400 Fairview. The 10-year lease is for about 45,000 square feet on the sixth and seventh floors.
Car Toys and Wireless Advocates will move late this year or early next year.
JPC Architects of Bellevue is designing both spaces.
SkB Architects designed 400 Fairview, and Skanska's construction arm is building it. Other team members are Kendall/Heaton Associates and Suite Partners. Skanska landed two other tenants: Tommy Bahama is taking 120,000 square feet, and Impinj is taking 52,000 square feet.
About 70 percent of the office space is leased.
