The Seattle waterfront is set to transform over the next few years, and Unico Properties wants one of its office complexes to follow suit.
Unico said it is planning a “significant repositioning” of Market Place I & II, a pair of office buildings at 2003 Western Ave. totaling approximately 131,000 square feet of office space. The renovation will focus on the building facade, the plaza and lobbies between the two buildings and a public parking structure.
The project will add 10,000 square feet of retail space to the complex. It is designed for a restaurant but will have flexibility for other uses. The space will have vaulted ceilings, indoor and outdoor seating and views of Elliott Bay.
The complex today has 20,000 square feet of retail space. It is anchored by Cutters Crabhouse, which will remain a prominent part of the complex, Unico representatives said.
According to a Unico press release, construction will be phased and should begin in January and take about a year.
Heliotrope Architects is the architect on the project, and BNBuilders is the general contractor.
Unico representatives declined to say how much the company is spending on the project.
The two office buildings are 95 percent occupied.
