Dwell Development is putting 3 houses on one lot in Ballard

Dwell Development will begin construction soon on two townhouses and one single-family house on a lot at 1711 N.W. 61st St. in Ballard.

NK Architects is designing the project, which is called Dwell 61st. Completion is set for spring 2016.

Dwell Development is acting as the developer, contractor and energy consultant.

Here's the rest of the team: Root of Design, landscape architect; Malsam-Tsang, structural consultant; and Evergreen Certified, energy rater.

The townhouses in Dwell 61st will be 2,000 square feet each with three-bedrooms and two-baths, and will face Northwest 61st Street.

The carriage-style house will be at the rear of the property along the alley. It will have 1,400 square feet with one bedroom and one bath, but the space will be flexible.

The project is targeting Built Green 5-Star certification. The structures will have large windows and be clad with reclaimed barn wood and Cor-Ten steel.

NK Architects said in a press release that the site is close to shops and restaurants. Bio-retention planters will help save water.

Each unit will have a terrace and some will have landscaped courtyards.

A three-car garage will be on the ground level of the carriage house.
