Crescent Heights plans a tower on Fourth

Miami-based developer Crescent Heights filed preliminary plans with the city of Seattle for a mixed-use tower at 701 Fourth Ave.

The half-block site is on Fourth Avenue between Columbia and Cherry, and across from the 76-story Columbia Center, the city’s tallest building.

Plans for the new tower call for 840 residential units, office space and retail.

Documents don’t show how tall the building would be, but the developer wants to put 1.2 million square feet on about 28,400 square feet of land. That works out to at least 42 stories before making allowances for setbacks and other design considerations.

LMN Architects is listed as the designer.

The property is currently owned by the Costacos family, which has long operated a pair of parking garages there. The Ox Box Gym is also on the site.

Two other major projects are being developed nearby. The Mark, a 44-story office and hotel tower, is under construction at Fifth and Columbia by Daniels Real Estate and Stockbridge Capital Group. Schnitzer West is constructing the 37-story office tower Madison Center at Fifth and Madison.

Triad Development has long planned to develop a 42-story mixed-use tower on the block to the south of the Crescent Heights site, but the project has been stalled for years.

Crescent Heights is new to Seattle, but the developer submitted plans earlier this year to build a pair of 39-story apartment towers at 1901 Minor Ave. in the Denny Triangle.
