SolTerra is aiming for platinum with 60-unit complex called Pike

SolTerra, a builder-developer based in Seattle, has just broken ground on its first project here: Pike.

The six-story, 60-unit apartment building at 601 E. Pike St. on Capitol Hill has been designed to earn a LEED-platinum rating.

SolTerra design, builds and manages properties in-house. It has developed two mixed-use apartment buildings in Portland so far, and has one underway in Newcastle.

Pike will have 3,000 square feet of ground-floor retail, 24 underground parking spaces and secure storage for 33 bicycles.

Undulating metal fins will decorate the upper levels of the exterior, and the ground floor will be clad in bamboo siding.

A planted awning will shelter pedestrians and treat stormwater.

The complex will also have an indoor living wall, a green roof and solar panels. Drought-tolerant landscaping and a high-efficiency irrigation system are expected to reduce water needed for irrigation by nearly 70 percent.

Pike is anticipated to use 30 percent less energy than a typical new building of the same size.

Completion is set for early 2017.

A SolTerra representative said that doing design and development in-house makes green building more efficient and affordable.

The firm told the DJC earlier this year that it hopes to build 1,500 green apartments in Seattle and Portland by 2018.
