WeWork, a co-working company based in New York, may be bringing its new WeLive concept here and offer a new kind of “co-living” space in Seattle.
Geekwire reported last week that WeWork is looking at taking space in Martin Selig Real Estate's Third and Lenora project at 2031 Third Ave. in Belltown.
The DJC learned from a source that WeWork might be interested in leasing Selig's entire 38-story building. Documents filed with the city show Selig is planning 210,000 square feet of office space and 384 residential units in the tower. Combining WeWork and WeLive spaces would allow people to co-work and co-live in the same structure.
Martin Selig and WeWork officials did not return requests for comment last week.
WeLive provides furnished apartments as well as community gathering spaces, amenities and flexible leases. The first two WeLive locations recently opened in New York City and Arlington, Virginia.
WeWork has called WeLive an experiment.
In the New York WeLive location, residents are grouped into “neighborhoods” and connected by shared staircases and amenities, according to an article about the concept that appeared in Forbes.
The WeLive website says each unit has in-ceiling wireless speakers, sensor-regulated environmental controls, high-speed WiFi, and refrigerators full of beer and soda. Residents have access to fitness classes, a full-time concierge and house-cleaning services for a flat monthly amenity fee of $125.
An app lets residents know when free food is available in the communal kitchen or when a movie, show or game will be broadcast in communal spaces.
Forbes said rents in the New York WeLive location start at $1,375. Private rooms range from studios to four-bedroom suites, with rents starting at $2,000. Tenants can get month-to-month leases, which probably appeals to tech employees who want to stay flexible.
Selig's planned Third and Lenora tower is only a few blocks from Amazon.com's new Denny Triangle headquarters. Perkins + Will is the architect, Lease Crutcher Lewis is the general contractor and KPFF Consulting Engineers is structural engineer.
Both of the WeLive locations in New York and Virginia are in buildings where WeWork has co-working office spaces.
The New York location has 200 WeLive units on the top 20 floors of a 27-story structure at 110 Wall St. The property in Virginia has 216 units in an old office building at 2221 S. Clark St., according to an article from ARLNow.
In Seattle, WeWork has locations at three buildings downtown and in South Lake Union. The DJC reported earlier this month that WeWork is looking at taking about 75,000 square feet in Kemper Development's Lincoln Square expansion in downtown Bellevue.
Geekwire also reported that WeWork is talking to Selig about taking about 70,000 square feet at the office building he is planning at 15th and Market in Ballard.
