Madison Centre, the 37-story office tower going up at Fifth and Madison in Seattle, has snagged its first tenant: Davis Wright Tremaine.
The big Seattle law firm announced on Wednesday that it signed a lease for eight floors — 22 percent of the building. That works out to around 164,000 square feet.
The tower at 505 Madison St. will have 746,000 square feet of office, 7,800 square feet of retail and 4,500 square feet of roof terraces. Seven levels of parking will be underground.
Schnitzer West and Cornerstone Real Estate Advisors are developing the tower in a joint venture. Cornerstone is a global real estate investment manager.
“Moving to Madison Centre is a vital part of our ongoing work to build the law firm of the future,” said Bob Blackstone, partner-in-charge at Davis Wright Tremaine's Seattle office, in a statement. The firm has more than 550 lawyers in nine offices.
Oscar Oliveira and Damon McCartney from Broderick Group assisted with the listing for Madison Centre, and Steven Wood and Campbell Mathewson from Century Pacific represented Davis Wright Tremaine.
The tower is expected to open in 2017.
NBBJ is the architect for the core and shell. Sellen is the general contractor.
A three-floor gathering place with lounge areas is planned, as well as communal workspaces and a variety of meeting rooms. There will be a fireside lounge, three-story living wall, conference and training center, and a 5,200-square-foot fitness center.
Other project team members are BAMO, HKS, DCI Engineers, Magnusson Klemencic Associates, Weisman Design Group, GeoEngineers, Hermanson, Patriot Fire Protection and Valley Electric Co.
Davis Wright Tremaine is now in the former Washington Mutual Tower at 1201 Third Ave. That 55-story building is owned by Wright Runstad & Co. and opened in 1988.
