Solo Lofts in Ballard has sold for $9.9M

The Canadian developer InHaus sold the 20-unit Solo Lofts for $9.89 million, King County records show.

The site is at 2018 N.W. 57th St., two blocks north of the Northwest Market Street commercial strip, with a Walk Score of 97.

Solo Lofts was started as condos and finished last year as apartments. The seven-story building contains about 14,000 square feet, with 10 vehicle parking spaces below grade and a large area for bike storage.

InHaus earned a four-star Built Green rating for Solo Lofts, which has sustainably sourced construction materials, low-maintenance metal cladding, solar panels, heat-recovery ventilation system, high-efficiency lighting and on-demand hot water.

The buyer was a 9-year-old LLC, Magnuson Real Estate, associated with Carrie L. Magnuson and a residential address in Bellevue. The property has no commercial space so the price per unit is $494,500.

Solo Lofts was designed by Chris Pardo Design and built by Absher Construction. Nearby, at 5601 20th Ave. N.W., InHaus announced another condo project in 2014 that is now being marketed as Salt Apartments, with 38 units and commercial space. The six-story project was designed by Canadian firm Place Architect and is also being built by Absher, with a goal of Built Green certification.

Completion is expected late this year.
