57 apartments planned near Roosevelt Station

Most of the units at 7011 Roosevelt would be studios, averaging around 500 square feet.

MRN Homes will present plans for 57 units at 7011 Roosevelt Ave. N.E. to a city design review board next week.

The project has already been through two rounds of early design guidance. The site is a few blocks north of the light rail station that will open in 2021.

Caron Architects designed the four-story building for MRN, which is primarily known as a builder of townhouses and single-family homes.

Michael Nelson of MRN acquired the 9,900-square-foot corner parcel for $765,000 in 2013. A century-old house used for commercial purposes, recently including a costume rental shop, is there today, and would be demolished.

No parking is required or planned for the project, which will have three live-work units facing Roosevelt. The unnamed building will have a roof deck and a bike room with parking for 37 bicycles.

Most of the units are planned as studios, averaging around 500 square feet. The total project size is about 31,000 square feet.

No general contractor has been announced. The team includes GHA Landscape Architects and Geodimensions, surveyor.

The design review board meeting is set for 6:30 p.m. Monday, March 27 at Good Shepherd Center, 4649 Sunnyside Ave. N.
