Shilla Tower gets taller, adds car lift and ‘abraded' facade

For the triangular site at 2300 Eighth Ave., occupied for decades by the now-closed Shilla restaurant, a planned 39-story residential tower will have its second early design guidance meeting next week. The previous proposal was for 36 stories.

Caron Architecture is designing the 400-foot building, which will face Denny Way and Denny Park. The 9,878-square-foot site is also bounded by Bell Street. On it, the proposed tower would have 286 units, 4,265 square feet of retail, parking for 143 bikes, and underground parking for 75 vehicles that would be accessed via a car lift.

In the preferred design, new changes to the “abraded” facade are described by Caron as “a cohesive concept of wind erosion, crevasses and cracks which unify the base, tower and roof top. Each facade has distinct abrasions in different shapes and locations, which break up the mass of the building and create areas for public space, decks and terraces.”

Tenants would also have a rooftop deck and amenity space.

Total project size, including the parking, is about 379,000 square feet.

Owner North America Seattle Development LLC paid $8.34 million last fall for the property. That LLC is associated with Xunkun Luo, the Bellevue-based CEO of Wuhan Boshengshiji Real Estate Development Co.

The project team now includes Karen Kiest Landscape Architects; KPFF Consulting Engineers (civil); Tres West Engineers (MEP); DCI Engineers (structural); and EA Engineering, Science and Technology (environmental).

The early design guidance meeting is set for 7 p.m. April 18 at City Hall, 600 Fifth Ave., Room L2-80.
