Parking in Ballard is about to get a little more difficult.
The parking lot at 5409 Leary Ave. N.W. is small, at 4,311 square feet. But it's well located — close to the restaurant district along Ballard Avenue Northwest.
In 2014, Heisenberg LLC paid $5.5 million for the lot and two small office buildings on the corner of Northwest Vernon Place.
Now the owner, which is associated with a residential address in Bellevue, is proposing a seven-story, mixed-use building with about 48 units over commercial space.
No parking is included, but there will be a bike room. There's a bus stop in front, and it's a short walk to the RapidRide D Line stop at 15th Avenue Northwest at Leary.
Skidmore Janette prepared the initial plan for the building, which would be tucked between the two-story King Hotel building, where Cafe Fiore is located, and the six-story Ballard Landmark retirement community.
The site is just outside the Ballard Avenue Landmark District, whose northern boundary runs mid-block between Ballard and Leary avenues.
