The Kolstrand Building, at 4743 Ballard Ave. N.W., has sold for $9.9 million, according to King County records.
The seller was 4743 Ballard Ave LLC, which acquired the building in 2008 for $1.9 million and renovated it. The buyer was a local family trust.
The skinny, through-block property is also addressed as 4742 Shilshole Ave. N.W. It once housed Kolstrand Marine Supply Co., before it was renovated and expanded through a joint venture between Evo Projects and CD-Dev Partners.
That partnership later changed, so that the current sellers were investors including Bryan Syrdal of Teutsch Partners, and David Delfs and Andrew Constan of CDB General Contractors.
The original developers worked with Graham Baba Architects on an extensive renovation, and added a third floor to the original two-story structure. It now has about 20,000 square feet. CDB was the general contractor.
The Kolstrand Building sits on a 7,774-square-foot site that is just outside the Ballard Avenue Landmark District.
Graham Baba received an AIA Seattle Honor Commendation Award for Kolstrand Building, which comprised five different structures — the oldest dating to 1900.
Brokers, if any, were not announced. Tenants include Ethan Stowell's restaurants The Walrus & Carpenter, Barnacle and Staple & Fancy. In the office space above are two tenants: Eventcore and Kiterocket.
Since it opened in 2010, the Kolstrand Building has helped anchor Old Ballard as a major food hub and tourist destination. It has been featured in The New York Times and numerous food publications.
