69 Maple Leaf units in for final review

Emerald Bay Equity’s plan relies upon a contract rezone to go five stories.

Emerald Bay Equity bought a corner property in Maple Leaf, at 8829 N.E. Roosevelt Way, last December for almost $3.6 million. With architect Skidmore Janette, its proposed redevelopment project has its second and likely final design review at 8 p.m. tonight at Good Shepherd Center, 4649 Sunnyside Ave. N.

The plan relies upon a contract rezone from 40 to 55 feet, which is the height being contemplated as part of a citywide upzone. The resulting five-story building will have 69 residential units, commercial space and two levels of underground parking with 63 stalls to be accessed from Northeast 89th Street.

The 15,100-square-foot property is on the southwest corner of Roosevelt and 89th. It's currently occupied by Northgate Auto Care Center and Early Masters; those buildings will be removed. It's a little north of the Maple Leaf Reservoir, between Cloud City Coffee and Snappy Dragon.

About 3,857 square feet of commercial space could be divided in three or four bays extending south from the corner.

A green roof and roof deck with about 600 square feet are planned. Two bike rooms will have 18 stalls.

Units will run from studios to two bedrooms, with sizes from about 400 to 800 square feet. Total project size, including parking, is about 77,517 square feet.

The team includes Brumbaugh & Associates as landscape architect. No general contractor has been announced.

In April, Emerald Bay sold the new 79-unit Medora, at 6800 Roosevelt, for almost $34.7 million. It's currently building the 231-unit Iron Flats at 802 N.E. 66th St., and it recently completed the 76-unit Maude at 836 N.E. 67th St. Skidmore Janette is the architect and Pavilion is the contractor for both.
