King Street Center consists of two floors of below-grade parking and eight floors of office/retail space in downtown Seattle’s Pioneer Square.

The greatest challenge in the completion of the project was in the fragility of the surrounding structures, infrastructures, and neighborhoods. King Street Center has been called "Seattle’s greenest building."

Innovative recycling techniques and materials abound, including: sensor-controlled lighting; an unprecedented use of recycled materials in tiles, paint, flooring and 32,000 square yards of renewed carpet; an on-site rainwater reclamation system that supplies 60 - 80 percent of water used for flushing toilets; and high-efficiency air filtration, carbon dioxide sensors, and copy room exhaust systems.
