The Palazzo is a $15 million luxury high-rise, mixed-use building including three levels of underground parking, street-level retail space, one level of commercial space and nine levels of residential suites with the two top floors reserved for penthouses.

Change and challenge were consistent themes while building the Palazzo. The excavation for the three-story underground garage required a shoring plan that would retain the soils on all four sides; and precise placement of soil nails was crucial due to adjacent public utilities. In addition, the owner maintained offices and rental property that remained open during construction. While the project was under construction, the owner changed the design from an EIFS exterior to a window wall system that required checking every detail of the new system to ensure that it would meet the structural, mechanical and climate control requirements of the building. Another major change was from the originally specified forced-air electric system to a gas-fired hot water heating and refrigerated water-cooled air-conditioning system.

Also after the project had begun, the floor plans for the residential suites were redesigned, which affected the mechanical systems, exterior elements and finishes.

With the numerous design changes, the owner was able to move into the commercial space on his original schedule, and the entire completion schedule was only extended by six months.

Ledcor worked with the sales team as well to ensure prompt warranty service for new owners.
