Alexandria Real Estate Equities' new biotech building at 199 E. Blaine St. is part of the transformation of South Lake Union into a technology center.
The 122,000-square-foot building replaced two dilapidated industrial buildings and two medical office buildings.
The design was inspired by its industrial and maritime neighbors, with ochre wall panels, blue corrugated metal panels and reflective glass.
With retail on the ground floor and research space above, the laboratory and office building is meant to suit a variety of biotech tenants.
There is a bioswale between the sidewalk and curb for natural rainwater infiltration. Building systems use less power than those in a typical building because of an energy-efficient mechanical system, efficient lighting fixtures and day-lighting and energy-efficient glazing.
The building was awarded LEED gold from the U.S. Green Building Council.
