The top six floors have 42 penthouses.

Holland Partner Group is preparing to open its 40-story apartment tower called Premiere on Pine, which will be full of amenities the company said are new to Seattle.

Earlier this month Holland opened a leasing center for the high rise, which is at 815 Pine St. The 386 units should be all done in February, but the first 25 floors will open in November.

Holland said the building will be the first in Seattle to have a 24-hour doorman. On the sixth floor will be a concierge to help residents get dinner reservations, tickets to a show or delivery services. This floor will also have a gym, business center, two outdoor terraces and a dog lounge.

The top floor is called Forty@400. It will have a club room with a cocktail bar, parlor games and seating. The top floor will also have a media center and theater room; a business conference center; an outdoor deck with a bar and grilling area; and a room for private events.

“We decided to mix the uses like an uptown Manhattan club where people come to socialize and do business,” Clyde Holland, CEO of Holland, said in a press release. “Once we decided that Forty@400 would be its own destination, our aim was to create a space so fresh in design, it makes the city's top membership clubs look behind the times.”

And it won't take long to get up to the top. Holland promises the fastest elevators in an apartment tower in the Puget Sound area: the trip from the lobby to the top floor will take just 24 seconds.

Each unit will have air conditioning, keyless entry and storage.

The top six floors will be 42 penthouse units with high ceilings and doors, wine coolers, and designer shades. Susan Marinello Interiors designed the penthouse units.

Rents start at $1,649 for a studio and top out at $6,000 for a three-bedroom penthouse.

Holland said it will soon announce a new restaurant in a 4,000-square-foot space on Pine.

Weber Thompson is the architect and Holland's construction arm is building it. Other team members include Cary Kopczynski & Co., structural engineer; and Holland Residential, property manager.
