The owner of a two-building apartment complex called Identity has started preleasing the 198 units, focusing on students because it is near the University of Washington.
Identity Building I is at 4106 12th Ave. N.E. It has 96 units: 88 studios, one one-bedroom and seven two-bedrooms. The total size is 43,603 square feet.
Identity Building D is across the street and down the block at 4123 12th Ave N.E. It has 102 studios and a total of 42,393 square feet.
Chicago-based CA Student Living developed and owns the project. The company is a division of CA Ventures, and is an investor, developer and manager of student housing.
NK Architects designed both seven-story Identity buildings and Pavilion Construction built them.
The apartments are being rented on a per-person basis.
Studios go for $814 per person, and range in size from 297 to 354 square feet. The one- and two-bedrooms go for $814 to $1,409 per person.
Those units are 653 square feet.
The apartments have a stowaway bed, tile shower, large windows, LED lighting and quartz countertops in the kitchenette and bathroom.
NK Architects said in a press release that the buildings are near the UW, grocery stores, shopping, transit and the Burke-Gilman Trail. Each building has a rooftop deck, a green roof and bike storage, but no parking.
The project team includes HV Engineering, mechanical; AES, electrical engineer; O'Brien & Co., LEED consultant; 360 Analytics, energy consultant; VIDA design, interior design consultant: Welsh Commissioning, commissioning agent; Pace Engineers, civil; DCI Engineers, structural; JRS Engineering, building envelope consultant; CT Engineering, shoring; Geotech Consultants; and Karen Kiest|Landscape Architects.
The team is targeting LEED silver certification.
Seattle-based Triad Capital Partners had originally proposed all-studio projects on the Identity sites. CA Student Living purchased the land, development rights and all approvals from Triad in August 2013.
