Touchstone lands HBO, and plans to start Tilt 49

HBO will lease 112,000 square feet in Hill7.

Touchstone Corp. landed a big lease for one project at Boren and Stewart, and will start construction soon on another.

HBO said it will lease 112,000 square feet in Touchstone's Hill7 at 1821 Boren Ave.

A-P Hurd of Touchstone said construction is set to begin at the end of May across the street on Tilt 49: an 11-story office and 37-story residential complex at 1812 Boren Ave.

The Seattle Times reported that HBO will lease four of the 11 floors in the 285,000-square-foot Hill7, which is under construction. HBO now occupies about 25,000 square feet at Metropolitan Park East at 1730 Minor Ave.

“We are expanding our Seattle footprint so we can further tap into the local talent,” HBO said in a statement to the Times. “The plan is to grow off of our current 90 employees in the area of technology as well as create additional positions that will support a variety of departments throughout HBO.”

Hill7 will also have a 14-story, 222-room Hilton Garden Inn. Both buildings are expected to open in May.

Principal Real Estate Investors is Touchstone's partner in the project.

International architecture firm Aedas and local architect Johnson Braund are designing Hill7. Mortenson Construction is the general contractor, and Magnusson Klemencic Associates is structural engineer.

Greg Inglin and Tony Ford of Colliers International are in charge of office leasing.

Touchstone has long considered Boren a new gateway between Capitol Hill and South Lake Union, two of Seattle's hottest neighborhoods. The two projects will add nearly 600,000 square feet of office space, the 222-room hotel and 410 residential units.

ZGF Architects is designing Tilt 49, Swift Co. is the landscape architect and Mortenson is the general contractor.

Hill7 was one of two Touchstone projects that made headlines recently for snagging big leases. The DJC reported last week that Amazon.com has agreed to take all the space in Touchstone's 817,000-square-foot Troy Block project now under construction in South Lake Union.
