Gerding Edlen gets OK for TOD sites

SEATTLE — The Sound Transit Board voted Thursday to begin negotiations with Portland-based Gerding Edlen to develop four sites around the Capitol Hill light rail station.

Sound Transit announced earlier this week that Gerding Edlen's proposal was the highest ranked among the four finalists.

Gerding Edlen and Sound Transit will negotiate a long-term ground lease for three parcels and a purchase-and-sale agreement for the fourth.

Negotiations could take about six months. The station is expected to be done in early 2016, and the developer could begin construction after that.

The sites are on or near Broadway, between East John Street and Seattle Central College.

Gerding Edlen proposes 418 apartments in four buildings, including 86 units of permanent affordable housing in one building. About 38 percent of the remaining units would be affordable for 12 years.
