Old, new apartments will share a courtyard

Twenty new units at 101 John Street will share a courtyard with a 1922 apartment building called the Fionia, shown here on the left.

A small mixed-use project at 101 John St. on Lower Queen Anne is set to open Nov. 1.

Designed by Kilburn Architects for Indonesian Developments Co. of Vancouver, B.C., the six-story building has 20 apartments, no parking, a roof deck and about 2,200 square feet of ground-level retail facing First Avenue North.

The complex sits on the same undivided property as the 1922 Fionia apartment building, directly to the east, which is also owned by IDC.

To serve tenants in both buildings, Kilburn and landscape architect Communita Atelier have designed a new gated interior courtyard for the north-south passageway between the two structures.

The two-level courtyard will have benches, greenery and bicycle parking.

The separation between the two structures varies from 20 to 21 feet, which meets city code.

101 John has a small footprint — only about 4,200 square feet. Phillips Real Estate Services, which also manages the Fionia, describes 101 John as “modern, luxury apartment homes” with rents ranging from $1,800 for a 433-square-foot one-bedroom unit to $3,450 for a 1,248-square-foot two-bedroom.

Phillips says that pre-leasing has already begun.

IDC's team also includes Charter Construction, structural engineer Dibble, and civil engineer LPD. Cameron Kent and Tom Graff of Ewing & Clark are leasing the retail space.

101 John and the Fionia are just north of the site at 104 Denny Way where Trammell Crow plans a seven-story mixed-use project. That will replace the Tini Bigs Lounge building with 164 apartments and retail space.
