170 SEDUs planned on Lake City Way

This summer, an LLC associated with Barcelo Homes purchased a commercial property at 14040 Lake City Way N.E. for $1.25 million.

Now Lemons Architecture has filed an early plan to redevelop the site with 170 small efficiency dwelling units (SEDUs).

The 13,193-square-foot midblock property is now home to a tire shop and Baby's R Qute, a consignment store. Those buildings date to the 1940 and will be removed.

Lemons doesn't specify the building height, but the site is being considered for an upzone from 40 to 55 feet.

About 45 parking spaces would be partly below grade on the sloping site, with the entrance on Lake City Way. There would be some amount of commercial space.

Lemons estimates the total project size at about 51,000 square feet. The project hasn't yet entered design review.

Barcelo typically acts as its own general contractor. This summer the firm paid $3.7 million for a fully permitted 36-unit apartment project at 121 15th Ave. E. on Capitol Hill, to be called Wren Apartments.

Barcelo, previously known as Benjamin Custom Homes, also builds townhouses, single-family homes and small condo projects.

Its other current projects include 178 units at 829 N.E. 67th St., called Rise on 67th, near the future Roosevelt Station.

It completed 161 units at 1414 E. Yesler Way, called Sorento Flats. Both are congregate residences.
