LMC is planning 433-unit complex on 5 acres near Marymoor Park

Three buildings would be separated by bike-pedestrian paths and a woonerf. About 41,464 square feet of retail/commercial space would face the future light rail station.

On a five-acre site it doesn't yet own, at 17611 N.E. 70th St. in Southeast Redmond, LMC is planning the first large new multifamily project made possible by new zoning in that area.

The 433-unit project is currently called LMC Marymoor. LMC is the new moniker for Lennar Multifamily Communities.

LMC and Encore Architects filed the early plan for the property. It is now mostly small industrial buildings used by various businesses, including Washington Hydraulic, for parking and equipment storage.

However, Southeast Redmond Station will be walkable to LMC Marymoor and other anticipated developments. Light rail service will begin in 2023 or 2024, with the station just southeast of state Route 520, at Northeast 70th Street.

The station and rezoned area are basically on the northeast shoulder of Marymoor Park, south of Redmond Way, in an area that the city calls Marymoor Village.

LMC's site comprises three parcels that have been owned by the Carlson family for decades. They form a trapezoid bounded by 70th, 176th Avenue Northeast, and the East Lake Sammamish Trail. The city also apparently intends to construct a new street, Northeast 68th, on the site's southern boundary.

Three separate buildings are planned, separated by bicycle-pedestrian paths and a central east-west woonerf (aka Northeast 69th). Two buildings will be five stories, and one will be six. LMC refers to them as north (at the top of the trapezoid), west and east.



They'll sit on a shared underground garage; a small amount of structured parking will being the total to about 554 stalls. Some of that will be for shoppers. Multiple bike rooms will have about 528 stalls, plus racks outside for shoppers.

About 41,464 square feet of retail/commercial space will be concentrated in the north and west buildings — facing the light rail station and its associated foot traffic.

Amenities will include a roof deck on the west building, an outdoor pool, club room, media/game rooms, fitness center, co-work space, bicycle lounge, dog lounge, gardens, outdoor barbecue areas and hot tub.

Encore doesn't indicate the total project size. The LMC Marymoor team also includes Weisman Design Group, landscape architect; and KPFF, civil engineer.

Nearby, MainStreet Property Group is building The Bond, with 139 units at 6160 East Lake Sammamish Parkway N.E. Like LMC Marymoor, The Bond will be walkable to the Whole Foods that opened on Redmond Way a dozen years ago.

Meanwhile, LMC and Encore are also planning 339 units in Totem Lake. LMC is nearly done with 226 units in Interbay, and 319 units in two Ballard buildings.

LMC's biggest local project will be on the Town Hall block on First Hill, just above the freeway. LMC is working with financial partner British Columbia Investment Management Corp. (which owns the site) on two 32-story towers with 548 residential units, retail, offices and restaurant space.

A master use permit was issued in August.
