A block south of the future U District Station, set to open in 2021, Landmark Properties of Athens, Georgia, has paid about $57 million to assemble a large student housing development site.
Ankrom Moisan Architects is designing the two linked components, called The Standard at Seattle. Katerra is now listed as general contractor.
The larger west site, at 4220 12th Ave. N.E., will have two 25-story towers. Several old houses and duplexes will be removed.
The smaller east site, across the alley at 4215 Brooklyn Ave. N.E., will have a seven-story building with 24 units (or 90 beds) and no parking. It passed through design review in January. That site also includes the 90-year-old, 16-unit Canterbury Court, at 4225 Brooklyn, which Landmark also owns — and is submitting for historic landmarking.
The larger west site was to have a design review in March, but it was postponed owing to the coronavirus outbreak.
Plans call for two levels of underground parking with 145 stalls to be accessed from the alley. The bike parking will total about 341 stalls.
About 6,435 square feet of ground-floor retail/commercial space will face 12th.
The two towers will have 402 units with 1,455 beds.
A skybridge above the connector will link the two towers at the fifth floor, essentially the top of the podium level, where there will also be terraces and amenities. The 25th floors of both towers will also have amenity spaces.
Total project size is about 610,000 square feet. The Mandatory Housing Affordability payment is calculated at just under $12 million.
January's design review for the east site emphasized the cross-block connector, or mews. It'll extend from between Canterbury Court and the east building to the west buildings' central plaza on 12th. All that public space will total around 8,300 square feet.
The team also includes Site Workshop, landscape architect; Ocean Park Mechanical, plumbing and mechanical engineer; KPFF, civil and structural engineer; Stateside Power, electrical engineer; Green Dinosaur (of California), LEED and energy consultant; Studio Pacifica, accessibility consultant; Glumac Engineers, lighting; GeoEngineers, geotechnical engineer; Westlake Consulting, project manager; W&A Engineering (of Georgia), project manager.
Landmark hasn't yet announced a schedule for starting The Standard.
