Waterfront building set for Northlake

SEATTLE — The Swasand family, which runs Aleutian Spray Fisheries, has for the past two decades owned the docks and land at 2155 N. Northlake Way, aka Emerald Landing.

For the latter marina, and other small office tenants, a two-story building was developed in 2012. Now there's a new plan, from Clark Barnes, to demolish the two remaining old industrial buildings and replace them.

The older buildings, from 1924 and 1934, are on the south side of the prior addition (at 2157 Northlake); that 60,000-square-foot, LEED platinum-project was also designed by Clark Barnes. The replacement building, aka Emerald Landing II, would be a three-story structure with 107,230 square feet. That figure apparently includes the structured parking, with 151 stalls.

The project is listed with a nominal value of nearly $19 million. It hasn't yet entered design review. Integrated Real Estate Services is the project manager.
