Fires and graffiti have plagued the long-vacant former Ballard Blossom property at 1766 N.W. Market St. The Martin family sold the midblock property over two years ago for $6.6 million to hotel developer Piramco, of Kent, then relocated the business up near Crown Hill. More recently, Truffles & More has established up a pop-up location to help keep eyes and customers on the street.
But the city's recent SEPA determination of non-significance for a planned eight-story, mass-timber hotel means that final permits may be near. Clark Barnes' proposal for the 120-room Radisson Red has passed through design review. The plan includes a restaurant and bar at the lobby level.
There's no indication of a general contractor or demolition permit. Nor has the Mandatory Housing Affordability payment been calculated. The hotel plan began circa 2017, long before the pandemic froze the travel and hospitality industries, which are only gradually recovering. It's possible the project could be sold with permits.
For now, the team includes KPFF, civil engineer; Weisman Design Group, landscape architect; Fast + Epp, structural engineer; PAE Engineers, MEP; Ground Support, shorting; Bush, Roed & Hitchings, surveyor; and Earth Solutions NW, geotechnical.
One level of underground parking, with 30 stalls, would be accessed from the alley to the north. Including the parking and roof deck, total project size looks to be 72,135 square feet.
