Eighteen years after buying it, as part of a much larger land sale, Vulcan Real Estate is finally getting around to the corner parking lot at 210 Minor Ave. N. The apartment plan has been proceeding slowly since it emerged three years ago. Public47 Architects is designing the eight-story, 118-unit project, which will have its next design review in March. That will be a virtual presentation.
The corner site, at John Street, looks south to the new Denny Substation and dog park. Vulcan generally calls it Block 18. It's near REI, and is walkable to both the Denny Triangle and South Lake Union.
Vulcan's team now includes W.G. Clark Construction, general contractor; KPFF Consulting Engineers, civil; Yu & Trochalakis, structural; Karen Kiest Landscape Architects; 4EA Building Science, envelope; Yellow Wood Studio, interiors; Pielow Consulting, building codes; Rushing, MEP; Studio Pacifica, accessibility consultant; and Bush, Roed & Hitchings, surveyor.
The project will pursue LEED and Salmon Safe certifications. Thirteen structured parking stalls contribute to an overall project size of 86,960 square feet. The Mandatory Housing Affordability fee is estimated at nearly $1.3 million. Parking will be accessed from the alley to the east.
Units will run from studios to two-bedrooms. Tenants will have an eighth-floor lounge and terrace, along with a second-floor terrace and an interior courtyard within the U-shaped building footprint. A bike room with 101 stalls is planned, with a roll-out exit to the alley. No commercial space is included.
No start date is indicated, and Vulcan doesn't yet list the Block 18 apartments on its website.
