Almost exactly a year after the land sale for a planned apartment project, excavation and shoring are substantially done at 8511 15th Ave. N.W. That's the Crown Hill site for builder and developer Quarterra Multifamily — formerly LMC, formerly part of Lennar. Clark Barnes designed the seven-story, 194-unit project for Graham Capital, which then sold to Quarterra with the master use permit still pending.
An old row of retail commercial buildings was demolished last year, proceeding north from the corner of Northwest 85th Street, kitty-corner to the Safeway.
The earth work apparently began last month, and the project isn't yet above grade. The commercial strip was once home to the dive bar Goofy's, Bento Sushi, Pizza Hut, Stallions (the former Centerfolds) and Crown Hill Pub.
The team for the unnamed project includes Coughlin Porter Lundeen, civil and structural engineer; Ground Support, shoring; Haggard Electrical Contractors; SJS Mechanical, plumbing; Associated Earth Sciences, geotechnical; Karen Kiest Landscape Architects; Custom Systems Northwest, mechanical; and Bee consulting, envelope.
Units will run from studios to two-bedrooms, in a range from about 415 to 955 square feet. Seventeen will be affordable, plus a small Mandatory Housing Affordability fee of about $90,000, for a project totaling about 195,906 square feet.
That includes the parking, amenities and about 10,246 square feet for retail, commercial and restaurant use. A possible cafe or restaurant is indicated for the corner bay. Rooftop solar panels are also planned.
Ten surface parking stalls are planned for the west alley, in addition to 82 stalls below grade. Tenants will also have 158 bike stalls. That area is also served by the RapidRide D Line, with a stop at 85th.
Quarterra acquired the corner in December 2021 for nearly $10.8 million.
