Completing this remote, 223-unit, 380,000-square-foot condominium hotel within a 20-month schedule would have been a challenge in its own right. It was an even bigger challenge when the first four months were lost to extreme winter weather.

Lease Crutcher Lewis lost the first four months of a 20-month, 223-unit condo-hotel project to bad weather. Despite a labor shortage, Lewis met the client’s completion date.

Because the completion date was so critical to the owner, Lease Crutcher Lewis and Roslyn Lodge entered into a partnering agreement that provided incentives and clarified goals. Lewis met them all.

Another challenge was Central Washington’s booming economy, which created a labor shortage. Lewis responded with pre-construction work that resulted in a structural design that allowed the drywall contractor to prefabricate the wall systems in a production warehouse in Seattle. This design, which evolved from a conventional concrete building to a light-gauge metal-and-concrete structure, required less labor to complete the erection. This not only addressed the labor shortage, but allowed the building to be completed sooner than anticipated, reducing overall costs.

Limited laydown areas were used, as the site was cleared only minimally to leave substantial native vegetation adjacent to the facility.

Judges called the project “terrific” and “unique.”
